A viral tweet compared $1,900 rent to a $1.9-2.5k mortgage like they're the same decision.
They're not even close.
Here's the math that tweet skipped entirely.
To get a $300-350k house down to that $1.9-2.5k monthly payment, you need 20% down.
On a $325k house, that's roughly $65,000 in cash before you even close.
Plus closing costs, which typically run another 2-5% of the purchase price.
So realistically you're looking at $70,000 to $85,000 just to get in the door.
Renters don't have that sitting around, that's usually the entire reason they're renting in the first place.
Skip the down payment and the math changes completely.
Without 20% down, you're paying private mortgage insurance on top of a higher loan amount, which pushes that monthly payment well past $2,500.
And that's before maintenance, repairs, and the stuff a landlord currently handles for you.
None of this means renting is better than buying.
It just means the comparison isn't as simple as matching your rent to a mortgage calculator number.
The real question isn't what the payment is.
It's whether you actually have the cash to get the lower payment in the first place.
