The built environment drives nearly 40% of global emissions, so why is it still on the sidelines of most climate conversations?

That’s the question Breana Wheeler, Director of Operations at BREEAM USA, has been tackling for years. On the latest episode of the podcast, she joins Keith Zakheim to talk about redefining sustainability for a new climate era — one where resilience is just as critical as mitigation.

It's no longer just about cutting emissions. It’s about preparing for rising risks, aging infrastructure, and a planet that’s already changed.

The biggest opportunity? Retrofitting buildings at scale. That means embedding resilience into investment strategies, asset performance and long-term planning, because sustainability isn’t just a values-driven choice — it’s smart business.

What if the future of wind energy didn’t rely on towering cranes - but forklifts?

Traditional wind turbines are expensive, slow to deploy and limited in where they can go. Scaling clean energy fast enough to meet demand requires a radical rethink of how wind power is built, deployed and expanded. That’s exactly what Airloom Energy is doing.

On the latest podcast, Neal Rickner, Marine Corps veteran, former Google X moonshot leader and now CEO of Airloom, shares how his team is tackling the biggest barriers in wind energy. Their innovative approach not only lowers costs but also enables wind power to scale with greater speed, flexibility and ambition - essential for both national defense and AI-era infrastructure.

That’s a wrap on the NMHC's Apartment Strategies Conference! Our very own Jorge Mendez had the opportunity to attend and dive into the latest trends shaping the multifamily housing landscape. From CBRE's takeover of Raider Stadium to a packed agenda of insightful panels and discussions, it was an eye-opening look at the state of rental housing.

However, three key themes dominated conversations:

🔹 Uncertainty in the near term: Federal housing policy, rising materials costs, and fluctuating interest rates remain top of mind.
🔹 Long-term opportunity: With existing inventory being absorbed and new supply slowing, optimism is building around rent growth and increased deal flow.
🔹 Resilience, climate, and insurance: Coming just weeks after the devastating LA wildfires, many were focused on how disasters like these will shape the future of apartment design, zoning, construction, and insurance.

We’re excited to continue these conversations and help our clients turn these insights into action. Until next year, NMHC!
