💳 Your Credit Score: What Actually Moves the Needle

If you’re planning to buy a home or invest in property, your credit score isn’t just a number, it’s the difference between a good rate and an expensive one. Here’s what actually matters:

1️⃣ Payment history is king. It’s the single biggest factor in your score. One missed payment can drop your score more than almost anything else. On-time, every time.

2️⃣ Credit utilization matters more than people realize. Using more than 30% of your available credit limit can hurt your score, even if you pay it off in full every month. Lower is better.

3️⃣ Don’t close old credit cards. Length of credit history counts. That old card you never use? Keeping it open (even at zero balance) can actually help your score more than closing it.

4️⃣ The difference between a 620 and a 740 score can mean tens of thousands of dollars in interest over a 30-year mortgage. This isn’t small stuff, it’s real money.

🏠 3 Things Nobody Tells You Before Buying Your First Home

1️⃣ Your credit score matters more than your income in some cases. Lenders look at both, but a low score can cost you thousands in interest over the life of your loan, even if you make great money.

2️⃣ "Pre-qualified" and "pre-approved" are NOT the same thing. Pre-qualified is a quick estimate. Pre-approved means a lender actually checked your financials. Sellers take pre-approval seriously. Pre-qualification, not so much.

3️⃣ Closing costs are real money, and they're not optional. Budget 2-5% of the home price on top of your down payment for fees, taxes, and inspections. Too many buyers get blindsided by this at the finish line.
