It only took 16 years for me to find the right rug for the primary suite. The rug is 10’ x 19’, and I had to recruit two guys to help me carry it upstairs and roll it out.

On another note, I learned from the son of the prior owners that there used to be a door on each side of the bed. One led to a closet while the other led to a sleeping porch. The sleeping porch is now a large dressing room, and the former closet is still a closet, but much larger.

On the mantle is a clock that belonged to my paternal great grandmother and possibly my great great grandmother. My aunt gave it to me a year or so before she passed away. She was pleased to learn that I had it repaired so it would work again after sitting idle for over 40 years. I spent more on it than it is worth, but the sentimental value is priceless.

Edit: To the people, who had nice things to say about the bedroom, I sincerely thank you. To the folks fixated on the fact that part of the bed is not on the rug, know that sometimes things don’t work out perfectly, and we have to make sacrifices. Several suggested angling the bed; that does not work for us due to spacial constraints and personal preferences. Adjusting the rug doesn’t work either as it would begin to cover the hearth. The opposite side of the bedroom has a radiator so flipping the furniture is not an option either. The only other option was a custom made rug with a cutout for the hearth, but in 16 years, I had not found a rug that I liked along with custom options. I hope this lengthy explanation satisfies the angst my post has caused some of you.

Sorry, but not sorry, I know I will have to defrost the freezer of my 1952 Hot Point Refrigerator. It’s a bit of an inconvenience but I don’t mind, it’s part of the charm of owning an old refrigerator. I will never purchase a new refrigerator that will cost about $2,000 just for it to break down in about four years and have to throw it in the garbage. New appliances = junk. This refrigerator, 71 years old and going strong.!!

So this is my 100 year old, 5200 sq/ft monster just on the outskirts of Philadelphia (but still in the city, a fact of which I’m very proud). I’ve been modernizing, updating, and catching up on about 40-50 years of deferred maintenance from the previous owner ever since I closed on it almost 10 years ago. She’ll be the belle of the ball by the time I’m done! Beginning the process of planning to update the heating system (as I’m sure you can imagine, heating a home this size is…. an undertaking 😂) and I’d like some advice. Current heated with a hydronic boiler and all original radiators. My plan is as follows:

-New boiler
-new expansion tank
-Adding a new zone to the first floor
-Creating two new zones on the 2nd floor (the master suite and then everything else)
-Creating a whole new zone consisting of the entire third floor.
-Will be 7 zones in total in including the existing ones
-removing and sandblasting all radiators and silver coating them.
-new thermostatic valves on all radiators
-new bleeder valves on all radiators
-adding a radiative towel warmer to the system in the master bath because duh, warm towels!
-going to probably have some unconnected PEX lines or at least guide wires run in places where in the future I may want to do radiant flooring

Aside from all that…. is there anything else anyone would recommend from their experience they’d do to their hydronic heating system if they could? Love the seeing posts from this group and thanks for any input!

After my husband passed away and my son graduated from college, I decided to downsize and move closer to family in Texas. ...So I bought a tiny little 1951 house for me and the doggies. It's just a 2br/1ba. It needed "A LOT OF WORK" so I got a great cash deal. The "some work" turned into:
a whole new HVAC system, (first panic, before an ice storm!)
removal and abatement of black mold (ugh!),
all new insulation
all new siding (fiber cement)
new windows
lots of drywall replacement,
stripping the old rotted and paint-peeling siding,
termite abatement and repair,
re-plumbing the kitchen and washer/dryer hookups
putting in all new flooring
new interior paint
new exterior paint
a new fence for the floofs
And God knows what else!!! The roof is in OK shape for now, knock on wood... My contractors we're AMAZING!!!! Such fast and high-quality work. Definitely not the cheapest, though. It's practically a new house!

My place, 1854. Not much but it is mine. I upgraded the electric, HVAC ( my profession) plumbing, I installed the roof in 2011. Did everything myself. Going to pull the siding off in a few years and give it historic colors back. Retucking the foundation currently. Digging the old mud mortar out and putting in type M with a ton bonding agent. House is mostly Chestnut, Poplar ( tulip tree) and Oak.

Well, i thought I had lost it at first, but Praise God everything played out for the best. The previous owners are still there for another about 2 weeks, before they can officially fly out to their new home, but I officially started moving my stuff in on the 1st! Hopefully it doesn't sound weird, but I want to name the house and I was hoping I could look to you all for some ideas and inspiration! I have a few ideas but can't figure it out. It's in Bowman. There's already a Bowman house so I can't do that, but any other suggestions would be fabulous!

Hello all, i just wanted to say I love seeing everyone’s old houses and wanted to finally post mine. My wife and I got lucky with finding our first home, our forever home back in 2021. A 4 bedroom 1.5 bath 2056 sq ft home built in 1900 with everything we were looking for and more. It had some modern updates while keeping the old charm. It also had more than enough space for us to grow our future family, space for my wife to have her office, and for me to have my dream game room in the finished half of the basement. A walk in closet in the master and central air were also a pluses lol. It also was across the street from a park, in a great school district, minutes from our jobs, minutes from downtown, and minutes from Lake Michigan, in my hometown and close to family. All that aside it was the little things that made us fall in love with it though, the 15 ft ceiling with beautiful beams in the living room, the wood floors, the crystal doorknobs, the phone booth, and so much more. About 4 years into living in our house and we couldn’t be happier. We have put some work into giving it the love it deserves and didn’t get from the previous owners and we have more plans to keep improving it like continuing to fix up the yard that had been let go and adding another bathroom. Here are a few pictures that show some of why we fell in love with the house and that also show off some of the old charm, like our living room at Christmas time, the time of year it was made for.
