Update: Hi everyone! About a year ago, I posted in this group asking for advice on what to do with this room in our house. We had originally planned to turn it into a dog den, but we’ve decided to wait a bit longer before adopting a dog. We decided to turn it into a reading nook instead. Help, we built this home 25 years ago. We had railing on porch at first. I want to update it somehow. I wanted dormers when we built but my husband said it was just somewhere to leak. I thought about fake brick but i’m just not sure. We have a 3 car attached garage also. I do have Ai remodel but it just changed siding colors. Any help would be appreciated!

Renovating a small studio and completely torn between Option A and B (or other ideas). Trying to find the right mix between my personal style & what might appeal to future buyers or renters.

Option A: Keep the existing chestnut brown laminate in the main space, and add concrete-look loose-lay planks in the kitchen to maintain a visual separation. It’s less work, less cost, and faster to finish.

Option B: Remove all the current flooring and install oak LVP throughout. I love the warmer, cohesive look, but it eliminates the distinct separation between the kitchen and living area.

Could you please help me with this fireplace? My husband wants to paint it matte black, and I am thinking white. The planter next to it will also get painted. EDIT: It is currently painted Red, its not the brick color.
We are open to ideas if you guys want to work your magic and show us some options!
