NYC manages a massive $320 billion pension fund that’s invested in almost everything.

So why not invest more heavily in the thing NYC needs most: affordable housing?

Turns out, that’s exactly what’s happening.

Today, Comptroller Mark D. Levine office is putting $300 million into union-built affordable housing through the AFL-CIO Housing Investment Trust, the latest piece of a $4 billion commitment over the next four years.

A win-win-win for everyone involved.

At 10:45 a.m. on September 11th, 2001, a Coast Guard lieutenant keyed his radio and asked for help.

About 150 boats answered. Ferries, tugs, party boats, and private yachts carried an estimated 750,000 people off Manhattan in under nine hours, with no plan and no procedure. The largest maritime evacuation in history, on a harbor most of the city had stopped noticing.

25 years on, this is one of those parts worth remembering.

NYC’s homeless crisis, and the city’s inability to build shelters of its own, has created an unexpected and extremely lucrative asset class: the budget hotel.

Converting one into a shelter is a minimal lift and pure upside for the owner: higher rates, full occupancy, and a tenant that never misses rent because it’s the City of New York.

This summer, the Upper East Side experienced the deadliest Legionnaires’ outbreak in NYC in over a decade.

It happened just months after new rules took effect to prevent exactly this.

So I pulled the city’s inspection records on all 59 buildings where towers grew live bacteria.

Nearly half hadn’t seen a city inspector in over a year.

Half a million dollars per linear foot to fix 1.5 miles of the BQE, and it’s still the most realistic plan anyone has put on the table.

Two stacked temporary highways over Furman Street, ten years of work, done in 2040. And at the end you don’t get a new BQE. You get the same BQE, good for another 40 years.

Definitely progress, but a lot of open questions remain, and we’ve seen many plans before!

The city just put out a report that says we need 700,000 new homes over a decade to address the housing crisis. That’s 70,000 a year.

Last year we set a record. 38,682. Barely half. And we won’t see that again for a WHILE.

A target this ambitious needs ideas just as big.

For years the Flatiron’s future was uncertain.

A failed office renovation, lawsuits, a wild auction. Now it’s weeks from opening as luxury condos that are already nearing a sellout.

NYC’s other landmarked legends should be watching closely.

It’s been a tough few years for Margaritaville.

Since opening they’ve had: 1 loan default, 2 Chapter 11 filings, 1 foreclosure auction, and at least 3 lawsuits.

The building cost $400 million to build 234 rooms. That’s $1.7 million a room, in a city where the average hotel room is worth around $400K.

It’s not cursed. It’s wildly overbuilt.

Big support for Lincoln Restler working to make Citi Bike more affordable.

In Brooklyn especially, bike share isn’t a luxury. It’s the north/south transit line the MTA never built. And e-bike pricing has climbed fast enough that riders are getting squeezed out of a system they now depend on.

Every option should be on the table: fare caps, new competition, city subsidy, or even electrified docks to cut the operating costs driving the price.
