This episode comes with a big dose of irony, and could possibly even be interpreted as a bit hypocritical, especially if you listened to last weeks episode on Staying the Course. Today we talk about shifts in your business - pivoting, taking a pause, and "strategic quitting" - as I announce doing so myself, for a season, with the podcast. One can only invest their time in so many things, and cannot be their best in any of it if they are spread too thin. Sometimes it takes making a hard decision, but being decisive in that decision vs stubbornly moving forward can often be a right move.
I often say sometimes you need to let go of the good in order to grab hold of something that's better. However, this is not the end...rather this is a pause before a new beginning, where I can focus on a few other areas of my life and business for a time, strategize a comeback, and re-launch with better, higher quality and more intentional content in the near future. I'm not quite sure what that looks like yet - it may be a new format, a re-brand or something completely different - but I'll work it out with the intent to continue to share knowledge, inspire action and help us push each other to be our very best.
I encourage you to ponder the things in your own life and business, and take a serious look at what might need to be set aside, whether that's for a season or for good, so you can be your very best where it's needed at this moment.

Whenever you're looking at a deal, there are multiple exits you can - and should - be considering. Most investors have a "main" strategy that they employ on a regular basis, from "buy and never sell" to "flip and never keep". But, whatever end of that spectrum you find yourself on, you should always be asking questions to make sure you're making the right investment decision. As a "hold" or long-term investor, you still may consider something short term from time to time. As a "flipper", you should absolutely be considering holding some of the right properties. So, which ones to hold, and which ones to sell? That becomes the big question. Today we'll go over a handful of questions you should ask and factors to consider as you're deciding whether a deal is something that you'll own for a short time or for the long haul. Join me as we make sure to ask the right questions for every deal so you can make sure you're making the right decision on each one...and maybe even taking down opportunities you would otherwise pass on.

Due Diligence...it's not the most sexy topic within the realm of real estate investing, but it a critical one. While most of us would rather be talking about big deals, high returns and home run projects, the truth is that those things will never happen without proper due diligence when getting into a deal. Today we're going to talk about just that, and some of the things you need to be considering before you close on any investment property. While far from everything you need to be looking at, this list will get you started in the right direction, and thinking of some other things you may want to check into before you fully commit to any real estate purchase. Don't skimp on these areas....real estate investing holds risk, but you can minimize that risk and avoid poor investment decisions by making sure you're taking proper steps in your due diligence process.

It seems that every time I get away from the hustle and grind of everyday life and business, I always come away with new lessons and reminders about both. This last time, as I was recently gone for almost 2 weeks - first at Scout camp with my boys, and then on a family camping & fishing outing - proved to be no different. Sometimes the simplest of things, the slight observations we can make when we're not distracted with the constant ringing of the phone or pinging of text and email, can give us those insights we need to push forward or make needed adjustments. On this episode I share some thoughts, some reminders to all of us, of several things that are foundational to our success in life and business.
