Buying a home isn't just putting in an offer and moving in the next day. It’s a multi-step process, each part important and part of making that house your new home. Here’s how it usually unfolds for first-time buyers:

First up is the Days on Market (DOM), which tells you how long homes have been available. In places like Oklahoma City, Edmond, or Norman, if a home’s been listed for less than 20 days, it’s hot, meaning you might need to act fast.

Then comes the Option Period, a short window where you get to thoroughly inspect your potential home. You might find things you hadn’t noticed before and decide, “Yep, this is it!” or “Maybe not.” Having this option brings peace of mind.

After that, we enter the Closing Period. This is where your offer is accepted and your to-do list grows. Inspections, appraisals, and securing that financing—it’s all happening now. Usually, this takes a few weeks to 90 days. It’s the moment to check all those boxes.

There’s something known as Time is of the Essence during this phase. It means timelines are important. Missing a date isn’t just missing a date—it can lead to ending deals prematurely. So, keeping track is key.

Finally, there’s the Possession Date. This is when you get the keys and can officially call the place yours. It’s often the same day as closing, but hey, a little flexibility can go a long way!
