This week, Ted Kaasch and Owen Dashner sit down with Josh Colbo for a great conversation about leaving California, moving back to Nebraska, and how Omaha changed the way he looks at real estate, family, community, and opportunity.

Josh shares how he went from buying expensive California real estate to building a new life in Omaha, getting involved in creative finance, SubTo, seller finance, house hacking, Airbnb, and helping sellers who are dealing with tough situations like foreclosure or low equity.

This one gets into more than just deals. It’s about starting over, building community from scratch, taking risks, keeping your family in the picture, and figuring out what kind of business actually fits the life you want.

This one starts with Ted finally meeting Owen’s dad… and realizing Owen might not even be the coolest Dashner. Brutal. Fair. Possibly accurate.

From there, Ted and Owen get into the real stuff: coaching kids, car battery headaches, youth sports chaos, car wash problems, possible laundromat ideas, real estate closing frustrations, and the kind of business/life mess that never seems to show up on Instagram.

They also wrap it up with a solid **Dash of Wisdom**:

If you’re refinancing debt, don’t forget about your current small or community bank. Give them a chance to compete before you move your loan somewhere else. Those relationships matter.

This week, Ted and Owen sit down with Jeff Charlton, founder of REI Print Mail, to talk about why direct mail is still alive and well in real estate investing.

Jeff drops a pretty simple truth in this one:

If you’re not using direct mail as part of your full marketing strategy, you’re probably leaving money on the table.

We talk about why direct mail still works, the mistakes investors make when they try to go cheap, why follow-up matters, and why some investors spend money on marketing… then completely blow the lead because they don’t answer the phone.

This one goes from Mother’s Day and Father’s Day stories… to garage sale chaos… to insurance sticker shock… to the real cost of owning investment properties.

And the Golden Nugget in this one is simple:

**Your repair number is probably wrong.**

If you’re an agent bringing a deal to an investor, don’t just throw out a rehab estimate because it sounds good. Bring the ARV. Bring the comps. Point out what you see. But don’t say “$20K in repairs” when it’s really a $50K problem.

Bad numbers kill deals.
