Fannie Mae is making big changes! 🏡 Starting November 16, 2025, the 620 minimum credit score requirement is gone. They'll be using Desktop Underwriter® (DU) for a more complete look at your financial picture. This is great news for homebuyers with limited credit history or those rebuilding their credit! Buying low and selling high is the name of the game for any asset — including homes. Over time, we’ve seen loan terms extend significantly: from a few years to 15, then to 30-year options, to lower monthly payments. While longer terms can mean lower monthly payments, they often come with higher total interest.

Most homeowners don’t hold properties for 30 years. For example, if you plan to live in a home for only 10 years instead of renting, the decision becomes: is it better to accept a higher interest rate or take a lower monthly payment over a longer period — all while knowing you won’t carry the loan to full maturity?

Now, the administration is contemplating a 50-year mortgage option. This could reduce monthly payments further — but what happens to equity accumulation, total interest paid, and how quickly you build ownership? I’m interested in your take: How do you feel the effects will be if a 50-year mortgage becomes available?

Housing officials said the White House is developing a 50-year mortgage option to expand affordability as home prices and adjustable-rate loans rise.
