A LinkedIn representative requested my input on this article and the local markets, so I'm sharing my response with you.
In Central Florida’s current market, it’s evident that buyers are testing their leverage—but not always with realistic expectations. We're seeing increased instances of offers coming in well below asking, often paired with requests for 3–4% toward closing costs or interest rate buy-downs. While I respect the strategy, many of these buyers are shopping beyond their financial capacity and relying on terms that don’t align with resale market norms.

At the same time, sellers must adapt by reviewing updated reports that include pending and recently sold comparables. These insights are essential for pricing decisions, especially as price growth slows.

It’s also important to educate buyers that the incentives offered by new construction builders do not translate to retail homeowners. Existing homes often deliver added value through established communities, mature landscaping, and architectural character that simply can’t be replicated in a development setting.

In this evolving market, both sides need to be equipped with data, context, and a grounded understanding of value.
