They looked at more than 20 communities before they found the one that felt like home.

They wanted more than a pretty house. They wanted connection, an active lifestyle, neighbors in a similar season of life, and a place where they could build community.

Once they found it, they still had one big hurdle: their current home had not sold yet.

A lender they already knew and trusted helped them use a bridge loan so they could move forward without losing the home they loved.

Then we got to work on the details: $25K below list, repairs completed before move-in, and a paid leaseback that gave the seller a little more time while our buyers were compensated for the wait.

That is the part of real estate people do not always see.

After 17 years in their home, it had one more job to do: help make what came next possible.

They needed more space, but they also needed to protect the equity they had built over the years.

So much of our work was helping the home tell the full story. Not just the pretty parts, but the updates, the care, the improvements, and the value buyers may not notice in a quick walkthrough.

In the end, the sale was smooth: no repair requests, financing approved early, and the equity from their longtime home helped make their next home possible.

That is the part people do not always see. Sometimes selling a home is really about helping someone move into what is next.

Why Do Agents Do This? Episode 2: lockbox scavenger hunts. 😂

One of my biggest pet peeves is when the lockbox is hidden on the side of the house, hanging from a dripping water spigot, or tucked somewhere that requires walking through grass, mud, rain, and possibly whatever wildlife Florida has scheduled for the day.

I have actually run into angry snakes while trying to get to a lockbox. 🐍🙅🏼‍♀️

All I am saying is… the front door is a perfectly acceptable location.

Easy to find. Easier for showings. Less “nature hike before the appointment.”

An offer within the first 12 hours sounds fast.

And it was.

But the part most people do not see is everything that happens before a home ever goes live: the conversations, the positioning, the preparation, the communication, and the plan for how to make buyers stop scrolling and start paying attention.
