Everything changed last week (month), Inflation hit a 40 year high—everything is going up. Just hear me out for 2 minutes.

There are only two things you can do to protect yourself against inflation: If you rent, you can buy and lock in a fixed monthly mortgage payment, as rent will continue to jump higher and higher each year.

Second lock in your electricity bill at a low fix rate for the next 20 years.

Unfortunately you can’t do this with food or gasoline. Can you imagine if you would have locked in your grocery bill and what you pay for gas at last year’s prices for 20 years?

That’s what you can do with your electricity bill but only if you act now. There is a run on people going solar to avoid the coming rate increases and panels are becoming in shorter supply.

We are contacting everyone we have ever talked to about solar letting them know how to keep their electricity bills affordable. Everything today runs on electricity, so you will have to pay—the only question is how much!

Good afternoon, everyone! I was wondering about people's thoughts/opinions/facts on if Solar Panels being included for your rehab/rental budgets would it be a great idea?
These are my thoughts. Depending on the size and location of the flip or rental it can be beneficial. On small flips, it might not make sense because of the spread and value increase amount. Properties typically sell 20% faster with solar than without. With new construction, the 26% tax benefits pass to the new homeowner. Buyers would love to get a check for buying their new home. Also, the energy bill would be included in their mortgage. so it wouldn't even show much impact on the monthly payment and having a small to zero bill depending on the energy consumption of the new owner. This would make your deal more desirable to the end buyer.
For Rentals Homes you can become the energy company and charge for energy consumption being used. This could create another stream of monthly cash flow depending on the situation. Imagine an extra $200 + income every month on every property you own. That would be awesome!
My goal moving forward is to purchase as much Multi-Family property. 5 units and up. I will include solar in the rehab budget for those deals to gain the extra cash flow I desire. I will add value and refinance to get that chunk $$$. Keep building my portfolio up. SEND ME ANY DEALS IN FL. THANKS.
