Do buyers have the advantage in Volusia County? 🏡
There’s a real case for negotiating room:
• 71.9% of sales closed below list price. (Zillow, June 2026)
• Median time on market was 76 days. (Realtor.com, August 2026)
• Homes sold 2.61% below asking on average. (Realtor.com, August 2026)
But here’s the distinction: Realtor.com classifies the county as BALANCED. Inventory and days on market are both down from a year ago, so buyers shouldn’t assume every seller will accept a steep discount.
My take: use the numbers to build your offer. Compare recent sales, look at the home’s price history and condition, and consider whether price, repairs or closing-cost assistance would make the biggest difference for you. Those are negotiating possibilities—not guaranteed concessions.
A beachside condo and a move-in-ready family home can tell very different stories. Your neighborhood, property type and price range matter more than a countywide label.
