Flagler County just voted to move forward with a plan to seek Florida Forever funding to preserve one hundred fifty three acres near the headwaters of Bulow Creek.

This land is wetlands and floodplain that directly control drainage, flooding, and water quality for everything downstream. Protecting it matters.

But here is the part that deserves attention. County commissioners openly acknowledged that preserving only this land will not fully protect Bulow Creek long term. Development pressure around the watershed remains, and this effort is only one piece of a much larger puzzle.

This is a real example of how growth, conservation, and planning collide in Flagler County. Whether you care about the environment, infrastructure, property values, or long term community stability, this decision affects all of it.

There’s been a lot of noise about the Google Sol Project, so I want to walk through this carefully and explain what it actually is and what it realistically means for Palm Coast and Flagler County.

Sol is a transatlantic undersea fiber optic cable built by Google. This is not a software project. It is not WiFi. It is physical infrastructure laid on the ocean floor that moves enormous volumes of global internet traffic between Europe and the United States.

The U.S. landing point for this cable is Flagler Beach. From there, the cable runs underground to a newly developed cable landing station campus in Palm Coast operated by DC BLOX. That facility acts as a gateway, receiving international data and distributing it into domestic fiber networks across Florida and the Southeast.

Google has stated that Sol is designed to support the increasing demand for Google Cloud and artificial intelligence services. They have also confirmed that Palm Coast anchors the U.S. end of the system, with a terrestrial fiber route connecting north to South Carolina, where Google already operates major cloud infrastructure.

This is backbone level internet. It sits several layers above residential broadband. It does not immediately affect home internet speeds or prices. But it absolutely affects where future investment flows.

Cable landing stations are rare and strategic assets. Regions that host them often attract data centers, network operators, cloud providers, and advanced technology businesses that rely on resilient, high capacity connectivity. Over time, this can lead to increased commercial development and skilled job opportunities.

It also brings real infrastructure considerations. These projects increase demand on power systems, water, transportation, zoning decisions, and land availability. That is why these developments often become long term planning topics rather than short term news stories.

The DC BLOX campus in Palm Coast is designed for expansion, which signals that this is not a one time project. It positions the area for additional cables and additional infrastructure over time.

Publicly discussed timelines have pointed toward early operations around twenty twenty seven. Once operational, this becomes permanent digital infrastructure embedded into the region.

The simplest explanation is this. If the internet is a global highway, Palm Coast is becoming an international interchange. Data will flow through here continuously, quietly, and at scale.

Whether someone supports growth or opposes it, this project is already underway. Understanding it clearly is the first step to having productive conversations about the future of this area.

Here is an about me for all the new followers and clients!

Before the signs went in yards and contracts were signed, this career was built the hard way. Blue collar work. Discipline. Pressure. Failure. Years of being in the trenches when it actually mattered.

I am a local real estate professional and a top producer at my brokerage, but titles are the least important part of this story. Transparency and honesty built everything you see today, and they still drive how we operate.

I was born and raised herein Florida. Long before real estate, I built and ran a successful landscape construction company working on everything from entry level homes to fully custom builds exceeding two and a half million dollars. I spent over a decade on the back end of new construction. I saw what was done right and what was done wrong. I learned which builders protect clients and which ones cut corners. That knowledge came from the field, not a book.

Before construction and real estate, I served this community in law enforcement. Those years taught me discipline, accountability, and how to stay calm when pressure is high and decisions matter. That mindset still guides every transaction today.

Over my lifetime, I have worked with and served more than eight thousand clients across multiple industries. That is why there is no cookie cutter approach here. Every client is different. Every deal requires a strategy.

We help people build on small lots and on acreage. We help clients sell homes, buy land, secure it properly, and build from the ground up. Some builds take eight months. Others take years. We know the process because we have lived every phase of it.

We are fluent in land. We read surveys, break down plot maps, zoning, and usage, and understand where growth is happening and why it matters. This is where people make the most expensive mistakes, and our job is to help you avoid them.

Now here is the truth.

I may not have a forty year career, but longevity alone does not make someone a professional. Performance does. There is no BS or fluff with me. I get in the arena. I back up what I say. Discipline and ex*****on when it matters are what create success, and that standard starts with me.

Because right now, too many people are making big life decisions based on clickbait instead of truth.

Let’s break this down clearly.

Florida real estate is not crashing.
Florida real estate is not broken.
Florida real estate is not the same market it was two or three years ago.

It is adjusting. And that distinction matters more than people realize.

After twenty twenty, Florida saw massive in migration. People moved here for lifestyle, weather, taxes, and flexibility with work. When people move, housing demand follows. When demand outpaces supply, prices rise. That is not opinion. That is economics.

Interest rates were historically low. Buyers were aggressive. Homes sold fast. Sometimes too fast.

Then interest rates went up.

That did not cause a collapse. It caused a slowdown.

Long term fundamentals across Florida are still strong. Population growth continues. Businesses continue relocating here. Medical, logistics, construction, and technology jobs continue to expand. Markets move in cycles, but fundamentals drive long term outcomes.

Now let’s talk about what this means for you.

If you are a homeowner, this is a market that rewards preparation and honesty. Pricing matters again. Condition matters again. Buyers are cautious and compare everything. The days of throwing a number on a house and hoping are gone.

If you are a buyer, leverage has returned. Inspections matter again. Appraisals matter again. Negotiations are back. This is not a bad thing. This is how buyers protect themselves.

Interest rates get people emotional, but here is the reality. Rates move. They always have. Price and time in the home matter just as much, if not more. Rates can often be refinanced. Overpaying cannot.

Local decisions also matter more than people realize. Zoning changes, road projects, school planning, and infrastructure shape neighborhoods years before most people notice. The best positioning usually happens before an area is fully built out, not after.
