Listen…. What I want to hear is what is really on your must have or maybe more of a would be so fantastic to have?! I’m talking the ridiculous you probably will need a contractor to install later list. Me? I love a pocket door. If we could get rid of the doors and switch to pocket doors I’d be in heaven. Or a massive swinging door (reminds me of homes in New Orleans), oooo also a dog wash station… throw in a butlers pantry (hello kitchen remodel goal of 2027 this will happen), front porch…. Tell me what you want even if you’re living in your dream home now.

Here’s one of those random real estate things you don’t think about…until suddenly it’s a problem.
If you’re selling a home and there are large or difficult-to-move items you don’t necessarily want to take with you: think pianos, pool tables, oversized safes, outdoor playsets, certain furniture, etc. talk to your agent about them BEFORE you list.
Sometimes I’ll recommend noting in the disclosures that the seller is leaving certain items or may want to leave certain items with the home.
Because a buyer may actually WANT them…and now they can become part of the negotiation instead of becoming your problem three days before closing when you realize nobody wants to move a 700-pound pool table. 😬
And buyers this works both ways.
If there’s something in the house you absolutely do not want left behind, make sure your contract is clear that it needs to be removed before closing. You don’t want to get the keys and discover you also inherited a piano you never asked for. 😂
Little details like this seem insignificant at the beginning of a transaction, but they can turn into surprisingly big headaches at the end.
As for this player piano at my parents’ house?
Luckily, this one is VERY loved. ❤️🎹.

I asked my real estate bestie in Arkansas to send me a photo every hour for a day so we could compare what our lives as Realtors actually look like. 😂
Same career. Different states. VERY different days.
But also… this is your reminder that when I say I know agents all over the country, I actually KNOW agents all over the country. Not “I can Google one for you.” 😂
I’ve built relationships with incredible agents in different markets through this business, and if you’re moving somewhere I don’t personally serve, please call me before you start your Google search.
I can connect you with someone I know, trust, and would feel comfortable sending my own friends and family to.
Because a referral from someone who actually knows the agent is a lot better than “Top Realtor Near Me” on Google. Every. Single. Time. 😂
And apparently I can also tell you what said Realtor was doing at 2 PM on a random Tuesday. So there’s that. 😂

I laugh about having no boundaries, but this is exactly why I’ve had to create them. 😂

I once had a client call me multiple times while I was on vacation and in the middle of the night about something that wasn’t an emergency or even related to real estate. She came via a referral, and I didn’t know her at all before this transaction, so it wasn’t a scenario where the lines were blurred moving from friendship to client relationship. I blame myself for not setting the boundaries ahead of time... kind of like trying to put toothpaste back in a tube...

Boundaries can be especially hard when you’re working with friends because you want to be available and helpful. But they’re important for everyone’s sanity and honestly, they help create a smoother transaction.

Someone said this on my accountability call yesterday, and it stuck with me:

“She who controls the timeline controls the deal.”

That doesn’t mean I won’t answer the call. 9/10 times I will or I will answer the text with a delayed response time of 8 am..... Not because I don’t care but I do believe it helps with setting expectations, respecting everyone’s time, and remembering that not everything is an emergency even when real estate makes it feel like one. 😂

I grew up in the golden age of malls and North Point Mall will always have a special place in my heart. 😂 Hello, the job I had over the holiday season at what was at the time the largest GAP store.... with Starbucks Frappuccinos during break..(I officially made $0 dollars between my wardrobe and coffee fixes but hey I stayed out of trouble) 🤷🏻‍♀️

But one of my favorite parts of living North of the Atlanta Perimeter Today? We have OPTIONS.

The Forum. Avalon. The Collection at Forsyth. Roswell and Alpharetta’s vibrant Downtowns each with their own distinctive personalities. Beautiful outdoor spaces, great restaurants, amazing stores and each center offers a VARIETY ofstores for every budget.

I got out of yoga pants for this… so obviously we were going to make it count. 😂

One outfit? Absolutely not.
We’re getting ALL the looks, ALL the photos, and enough content to justify putting on real pants in the first place.

Because if I’m doing hair, makeup AND wearing something with an actual waistband… we’re documenting it. 😂

Toss toss. Leg. Next outfit. 📸

Also, major respect to the people who do photoshoots regularly because approximately 4 minutes in I’m like… what do I normally do with my hands?!
