Today I received the sweetest handwritten note from a client, and one of her words stopped me in my tracks:

✨ “If you ever wonder if what you do matters, let me assure you—it does.” ✨

Buying a home is exciting, but it can also be overwhelming. My client reminded me that by sharing knowledge, patience, and kindness, I can make that journey less stressful and a little more joyful.

I’ll be honest—sometimes I wrestle with the thought that being a real estate broker isn’t “world-changing” like being a doctor saving lives or a teacher shaping young minds. But this note reminded me of something deeper: purpose doesn’t have to look the same for everyone.

I know God placed me in this career for a reason. My prayer is that I glorify Him not just through transactions, but through the way I serve, encourage, and care for the people I’m entrusted to represent. 💙

Because at the end of the day, it’s not just about houses—it’s about people.

OK, enough about appraisal issues and my soapbox 😂 I want to take this time to congratulate my amazing sellers on the sale of their beautiful home in Hillcrest Village! 🏡

These two were truly the sweetest people to work with — they meticulously maintained their home, and it absolutely showed. The care and love they poured into it brought multiple offers right out of the gate. 👏

What Is an Appraisal & What Happens If It Comes In Low?

In real estate, an appraisal is a professional estimate of a home’s market value, required by lenders to ensure they’re not financing more than a home is worth.

How Appraisals Work

A licensed appraiser visits the property and evaluates:

• Comparable sales (comps)
• Property condition and features
• Location and market trends
The report goes to the lender, who uses it to determine how much they’re willing to lend.

What’s an Appraisal Gap?

An appraisal gap happens when the appraised value is lower than the agreed purchase price. This can impact financing, since the lender bases the loan on the lower value.

Options When There’s a Gap

• Renegotiate the price
• Buyer pays the difference
• Cancel the contract (if allowed)
• Appeal the appraisal

Can You Appeal an Appraisal?

Yes. A Reconsideration of Value (ROV) can be submitted through the lender if there are errors or better comps available.
Only the lender can contact the appraiser directly—agents and buyers must follow legal channels to avoid violating appraisal independence rules.
