We’ve had some wonderful closings lately, and we couldn’t be happier for our amazing clients. Every transaction teaches us something new, and here are a few highlights from recent deals that might help future buyers and sellers:
🔑 Final Walk-Throughs Matter
This isn’t the time to renegotiate or micromanage repairs—it’s simply the chance to confirm the home is in the same (or better!) condition as agreed, and that repairs are completed per the amendment.
📋 Inspections vs. Repairs
The 1–4 family contract allows for inspections and evaluations only. Buyers (and agents) cannot make repairs or changes to the property before closing without the seller’s approval. Remember—you don’t own it until the keys are in your hand!
🏠 Manufactured Home Details
Replacing a roof on a manufactured home? No WPI-8 certificate needed—but a tie-down certificate is required, especially for insurance purposes.
📑 Permits Matter
If sellers made additions or renovations, it’s important that permits were pulled (when required by the city) or disclosed if they weren’t. This protects everyone and prevents surprises down the road.
