🔥 Huge news, Upper West Side! 🔥 Fogo de Chão is officially coming to the UWS! They’re taking over the former On The Border spot at 7873 W Bell Rd, Peoria and the city just approved their design review, so they can move forward with exterior modification plans! 🙌

If you haven’t been, Fogo de Chão is a Brazilian steakhouse known for fire-roasted meats carved tableside by gaucho chefs, their incredible Market Table, and cocktails that make any night feel like a celebration. 🥩🍹

This comes as Fogo keeps expanding in the Valley, from Scottsdale to Gilbert, Goodyear, and now right here in the Upper West Side in Peoria! 🔥

We can’t wait to welcome them to the neighborhood!

🚨Breaking News in Vistancia!🚨

David Weekley Homes just bought 44 acres in Five North at Vistancia for $19.85 million. This marks the first residential land sale in the 320-acre mixed-use lifestyle district. The site, located along El Mirage Rd. just south of Ridgeline and north of the American Leadership Academy, will include 117 single-family homes, 164 townhomes, a community pool, playground, and open space.

It’s great to see that part of Five North will feature homes for sale, bringing more density and walkability to the area while showing that not all of Five North will be apartments for lease. Those will come too, but this mix of for-sale options helps balance the community.

🎃 Upper West Side Halloween Displays Part 2 ✌️👻

First up is Skeleton House AZ: This one is a must see! 💀 The display is running nightly, but on Friday and Saturday nights (starting this weekend and next!) you can catch the full show with animatronics, music, lighting, fog, and special effects. It’s incredible even without the extras, but the full experience is next level! 🙌

Next stop… Pirates of W. Crestvale Dr! 🏴‍☠️ If you or your kids love Pirates of the Caribbean, this display is for you! From dusk to approx. 10 PM on Fridays, Saturdays, and Sundays, the full show runs with fog, lighting, and music, and a ton of skeleton pirates ready to greet you ☠️⚓️

For all you cat lovers, PHX Cat Cafe is opening in the Upper West Side! ⬇️

🚧🐾 You’ve seen the signs near 43rd Ave & Union Hills — it’s true, PHX Cat Café North is coming!

We’ve been getting lots of “When are you opening?!” messages (we love your excitement 😻). The truth? We don’t have an official opening date just yet. We’re still waiting on permits from and contractor timelines — but as soon as we know, you’ll be the first to hear it! 💌

In the meantime, we’re kicking off our fundraising campaign to get the new lounge purring! Every donation helps us move closer to opening our doors and welcoming both cats and humans to their new favorite hangout. 🐈☕

EDIT: There are too many comments to keep up! So to answer some of the ones ive seen a couple times-
No, we are not hiring right now and will post on indeed with specific positions when we do.
No, we are not accepting cats for the waitlist as we have DOZENS already on the waitlist (we are a non profit rescue and all cats will be adoptable)
It will basically be a duplicate of our downtown location (which is remaining open) so lounge rules will be the same and coffee shop offerings will be the same.

What we need the most right now is DONATIONS to get things moving when we have the green light.

Halloween displays are back and this one’s a can’t miss! 🎃

Part one of our Upper West Side Halloween Displays series features Nightmare on Monte Lindo, located just southeast of W. Pinnacle Peak Rd and N. 99th Ave inside The Meadows community. 🏡

This gorgeous street is lined with beautiful homes that go all out with creative and spooky decorations each year. There’s even a festive monument sign welcoming you in! 👻💀

You can drive through or park and walk, but we definitely recommend walking so you don’t miss any of the details. We had such a blast exploring and already plan to go back again before the season’s over! 🙌

We know… waiting for certain things to come can feel like a roller coaster! 🎢 BUT when you zoom out, there’s a lot to celebrate already and more to come right here in the Upper West Side! ☀️

Here are some of our recent favorite wins for the area which show how far we have come:

🍽️ Westside Concepts reinvested in the community with a new restaurant and location
🍝 Sparrow at Trailhead delivered exactly what the community wanted
🥩 Bourbon & Bones has been THRIVING for over two years at their location
🍸 Stetson Social opened at 83rd & Happy Valley with a local, independent spot
🏙️ The Park at 83 brought back North Italia to the area and, for the first time, Postino and Blanco 🍷

Arrowhead Towne Center is staying strong too 🛍️
The old Sears is becoming an Asia Pacific destination with new restaurants and shops. Lululemon, Kendra Scott, James Avery, and Urban Outfitters all opened. Trader Joe’s expanded and is exploring another nearby location. 85C Bakery opened with lines out the door.

Local favorites are growing ❤️
Fabio on Fire opened a second spot at Four Corners with a gelato counter, and ChopShop is close to finalizing a space at Lake Pleasant TC. Over Easy has opened multiple UWS locations. Crust Simply Italian is adding a new location to The Trailhead w/ a speakeasy.

Negranti Ice Cream opens October 10, and Jinya Ramen Bar and Seven Brothers both chose the Upper West Side for their first West Valley locations 🙌.

Our homegrown shops keep proving this community shows up 🏡
85 Local and Signatures are local, favorite boutiques and Nest Home Co. continues to offer a local design and furniture shop! Arizona Pizza Co. turned a former chain space into a local pizza spot, Colby Bridal moved from Scottsdale to the Upper West Side, and Westy’s answered the call for health focused food and continues to crush it. 💪

drybar opened their first West Valley location in the UWS and Blo Blow Dry Bar opened up in the area too!
High-end health and wellness spots keep coming too!

There’s already so much to be proud of AND even more in the works!🌵Remember, once the ASLD land along the Loop 303 starts getting sold next year at auction, that area will transform!

🚧 Housing Development Updates Part 3 🏡

Two new housing projects are coming just west of Vistancia.

First up, The Haciendas at White Peak by Richmond American Homes is opening soon just west of Trilogy and north of Ridgeline Rd. This community will include two home series, Seasons and Estates, with floor plans ranging from roughly 1,720 to 2,840 square feet. At least one plan will offer an RV garage option, perfect for those looking to store their toys nearby. Vistancia proper doesn’t allow RV garages, so this is a great alternative.

Next, at roughly the 135th Ave and Lone Mountain area, 3 builders recently purchased almost 300 acres from the Arizona State Land Department and the development is in preliminary zoning with the City of Peoria. This 280-acre site is planned to include homes by Lennar, Toll Brothers, and Shea Homes with about 646 homes proposed. It will stretch along Lone Mountain Rd between the Entrada and Desert Vista neighborhoods, just south of Lone Mountain and west of Vistancia Blvd.

🚨IT’S OFFICIAL! Costco IS coming to Halo Vista at I-17 and Dove Valley Road according to the developer! 🙌🛒

ALSO, Phoenix-based Common Bond Development Group, the team behind The Global Ambassador Hotel and The Park at 83, will be developing two new Marriott hotels here along with restaurant and retail pads. If you know their projects, you know they bring top-tier hospitality and dining to every development. 😍

With Costco confirmed and Common Bond shaping part of the site, Halo Vista is shaping up to be something special for the area! 🙏👏🙌
