A new Everbowl 🥣 is coming to Peoria at the NWC of 83rd Ave & Thunderbird, just outside the Upper West Side! This will be their 3rd location in The Valley with locations in Gilbert and Tempe. Go look at their Google Reviews! 😍

Known for their superfood-packed acai bowls, smoothies, and build-your-own creations, Everbowl is all about using real ingredients that make you feel good.

Tenant is in the process of obtaining permits for their interior build out for their suite adjacent to . No opening date yet, but we’ll keep you posted when we get one! 🚧

🥐Paris Baguette has received city approval for their interior build-out at the southeast corner of 83rd Ave & Bell Rd in the North Valley Power Center (right next to Urban Air Adventure Park), and their sign is officially up! Construction looks to be underway 🔨🚧👀

If you haven’t been yet, Paris Baguette is known for its beautiful pastries, breads, and coffee. A Korean-founded bakery café that’s become a global favorite. They currently have a few locations in the Phoenix area, including Scottsdale and Central Phoenix, and this will be their very first in the West Valley!

We’re so excited to see this one coming together right here in the Upper West Side 🌵☕🫶

Flower Child is proposed at The Trailhead in Peoria right here in the Upper West Side! 🥗🌸 Reportedly, the restaurant recently submitted a site plan to the City of Peoria for a 4,000 sq ft space with a 1,000 sq ft covered patio at 8230 W Happy Valley Rd.

This would be the first Flower Child in the Upper West Side and the first in the entire West Valley that we’re aware of! 🙌

We don’t know which suite or pad they might be taking yet, but our best guess is one of the pads near the hard corner based upon the address given.

🚗Weekend Freeway Travel Advisory (Phoenix area)🚚

LOTS of pavement work going on this weekend!

🚧 Both directions of Interstate 17 will be closed for pavement sealing:
• Southbound: Between Jomax and Deer Valley roads from 9 p.m. Friday, Oct. 24 to 10 a.m. Saturday, Oct. 25.
• Northbound: Between Loop 101 and Jomax Road in north Phoenix from 9 p.m. Saturday, Oct. 25 to 10 a.m. Sunday, Oct. 26.

🚧 Interstate 10 will be closed for pavement marking in the West Valley:
• Eastbound: Between Avondale Boulevard and 75th Avenue from 9 p.m. Friday, Oct. 24 to 10 a.m. Saturday, Oct. 25.
• Westbound: Between 75th Avenue and Avondale Boulevard from 9 p.m. Saturday, Oct. 25 to 10 a.m. Sunday, Oct. 26.

In addition:
🚧 The westbound Loop 202 (Santan Freeway) primary ramp to westbound I-10 in the Chandler area will be closed (pavement maintenance) from 6 a.m. to 6 p.m. both Saturday, Oct. 25 and Sunday, Oct. 26.

🚧 Northbound Loop 101 (Agua Fria Freeway) will be two lanes between I-10 and Bell Road from 9 p.m. Friday, Oct. 24 to noon Saturday, Oct. 25.

🚧 Project Update | Peoria Commerce Park 🚧

As previously reported, the industrial project planned for a lot within Five North at Vistancia is now being marketed as Peoria Commerce Park at FIVE NORTH.

According to the developer, the project will total 239,700 square feet across four flexible building configurations and is described as the first notable speculative industrial development to be constructed in the Peoria submarket. It is tailored to meet a growing wave of advanced manufacturing initiatives, along with mid-size supplier and logistics companies entering the Valley in response to major economic drivers such as TSMC and Amkor.

📍 Location: Southeast corner of the future W. Desert Skies Dr. & Desert Cactus Ln,
🏗️ Buildings: 43,600 sf, 54,500 sf, 48,000 sf, and 93,600 sf
⚙️ Features: Dock & grade-level loading, 28-32′ clear height, full HVAC, and LED lighting
📅 Timeline: Construction expected to begin in 2026, with completion projected for 2027

At this time, there are no posted Planning & Zoning or City Council hearings for this specific project in the public agenda portals of the City of Peoria. The site lies within the FIVE NORTH area of Vistancia, which is already entitled for commercial and industrial uses.
