Good morning! If you’ve been watching the housing market (especially across Middle Tennessee and Southern Kentucky), here’s a quick snapshot of where things stand today with mortgage rates:

📉 The benchmark 30-year fixed mortgage rate is hovering around the mid-6% range. Reports cite around 6.3% for a typical 30-year term. 
📉 For a 15-year fixed rate, many lenders are quoting rates in the 5.3%-5.6% zone. 

👉 What this means:
• Rates have eased from their earlier highs in 2025, giving new buyers a little more purchasing power. 
• However, these are average/reference rates. Your actual rate will depend on your credit profile, loan type, down payment, and property type.
• It’s a good time to talk strategy: If you’re buying in Middle Tennessee or Southern Kentucky (or even exploring probate opportunities), locking a good rate now could be wise before any upward movement.
