One of the first things I ask someone relocating to Southwest Florida is not “Which city do you want?”

I want to know what you want your everyday life to look like.

How important is being near the water?
Do you want a downtown nearby?
Would you rather have more space?
Are you looking at newer communities or established neighborhoods?
How much driving feels reasonable?
Pool? HOA? Boating? Beach access?

Those answers can completely change where we start looking.

Punta Gorda, Port Charlotte, North Port, and Venice aren’t interchangeable just because they’re all in Southwest Florida. And sometimes after we talk through the lifestyle, buyers realize the area they had barely considered is actually the one that makes the most sense.

There’s a point after moving to Southwest Florida when you realize you’ve officially adjusted. 😂
You stop being surprised when it’s pouring on one side of town and sunny on the other. You know “season” has nothing to do with the weather. You’ve learned to give the wildlife plenty of space. You understand why summer plans happen early or late. And checking the radar before heading out becomes second nature.
None of that happens the day you get a Florida address.
It happens after enough August afternoons, busy winter roads, random thunderstorms, beach days, boat days, and evenings on the lanai that all the things that once felt very Florida just start feeling normal.
That’s one of my favorite parts of helping people relocate here. I get to watch Southwest Florida go from somewhere they’ve visited to somewhere they actually know.

Why are people moving out of Venice, Florida? 👀
Here’s the interesting part: Venice is still growing.
Population data doesn’t show a mass exit, and buyer migration data still shows plenty of people looking to move into Venice.
So where is this question coming from?
For some homeowners, especially those in older condos or coastal properties, the math has changed:
🏢 Condo assessments and reserve requirements
💰 Higher HOA costs
🏠 Homeowners insurance
🌊 Flood and storm exposure
🔨 Maintenance on older buildings and homes
That’s a very different story from “everyone is leaving Florida.”

Every buyer starts with a wish list.

Then Southwest Florida introduces you to real life. 😂

Maybe you love the pool enough to deal with the upkeep. Maybe waterfront is worth the extra homework. Maybe you’d happily mow more grass for a bigger lot. And sometimes you decide the occasional lizard on the lanai is simply part of the household. 🦎🌴

That’s actually one of the most useful things to figure out during a home search: which tradeoffs matter to you, and which ones really don’t.

Because the goal isn’t finding a house with absolutely zero quirks. It’s finding the one where the things you LOVE outweigh the things you’ll roll your eyes at later. 😂

North Port doesn’t always get the same attention as some of Florida’s bigger-name markets, and for buyers, that can make it worth a closer look.

Right now, homes in North Port are listing around $350K, with properties typically spending more than two months on the market. That doesn’t mean every home is a bargain, but it does mean buyers can look beyond the hype and compare what they’re actually getting for their money.

For someone relocating to Southwest Florida, I’d look at the whole picture: the house, neighborhood, insurance, flood risk, taxes, commute, and how the location fits the life you actually want.

North Port won’t be the right fit for everyone. But if space, residential neighborhoods, and access to the rest of Sarasota and Charlotte counties are on your list, it deserves a spot in the conversation.

One thing I’ve learned helping people move around Southwest Florida: the house is only part of the decision.

Punta Gorda, Port Charlotte, North Port, Venice, Englewood, and Sarasota can give you completely different day-to-day lives, even when they’re all part of the same Southwest Florida search.

Some buyers want boating and waterfront access. Some care more about being near restaurants and downtown. Others want more space, a quieter neighborhood, newer construction, or an easier drive to the places they’ll actually use every week.

That’s why I’d never start with, “Which city is best?”

I’d start with: What do you want a normal Tuesday to look like?

Because the right Southwest Florida move isn’t just finding a house you like. It’s finding the area that fits the way you actually want to live.

Thinking about selling a Florida rental while your tenant is still living there? 🏠

You can sell it, but the lease still matters.

That means your strategy may look very different depending on whether:

📄 The tenant has several months left on the lease
🔑 The buyer plans to live there or keep it as a rental
📅 Showings have to work around the tenant’s schedule
💰 A security deposit needs to transfer at closing
🤝 The tenant is open to an early move-out agreement

For some sellers, keeping a reliable tenant in place can actually make the property more attractive to an investor.

For others, waiting until the lease ends may open the door to a much larger pool of buyers.

Then they move here and realize daily life has its own learning curve. 😂
