Sunseeker Resort in Charlotte Harbor is being sold for $200 million.

Blackstone Real Estate is buying the property from Allegiant Travel Company, which first announced plans to sell during their Q4 earnings call back in February.

The resort opened over budget by about $225 million and took a hit last fall with $5.7 million in hurricane damage. Occupancy has been hovering around 54% with an average nightly rate of $238.

Allegiant had been looking to sell at least a majority stake for a while, and the deal with Blackstone was made official on Monday.

Blackstone is one of the world’s largest real estate investors, with a portfolio that includes major hospitality properties across the globe. The company has been ramping up investments in travel and leisure as demand continues to grow post-pandemic.

Blackstone’s Scott Trebilco called the resort “brand new” and “highly amenitized,” saying they believe in the continued growth of travel and group destinations. He added that they’re excited to bring their experience managing large-scale resorts to Sunseeker.

The sale is expected to close in Q3 of 2025, pending final approvals.

Breaking: Per the Business Observer, Allegiant Travel Co. is looking to offload at least a majority stake in its Sunseeker Resort Charlotte Harbor, just a year after opening. The Las Vegas-based company announced the decision in its fourth-quarter earnings report, revealing that it’s already attracting interest from potential buyers.

Company president and CEO Gregory Anderson stated that Allegiant has made significant progress in its strategic review of the resort, which began late last year. The company has now officially launched a competitive process to sell its interest and is actively evaluating multiple offers.

Sunseeker Resort, which finally opened on December 15, 2023—three years behind schedule and $225 million over budget—faced several setbacks during construction, including delays due to COVID-19, Hurricane Ian in 2022, and a fire in early 2023. Once operational, the resort struggled with low occupancy rates and sustained $5.7 million in damage from Hurricanes Milton and Helene.

Despite a rough start, the resort saw its highest occupancy rate in the fourth quarter at 54%, with an average room rate of $238 per night. However, Allegiant reported a $321.8 million impairment charge for the quarter, signaling the financial strain the project has placed on the company.
