I stopped by Pepe’s Cantina in Torino on National Margarita Day, and it was a treat! The place was packed with girlfriends catching up over some good chismosa, big families celebrating, and couples enjoying a lunch date. I loved the lively mix of people!I had the birria queso, a Mexican enchilada, and a skinny margarita—everything was delicious. Plus, it’s right in the neighborhood, making it super convenient. This spot could easily become one of my go-to places. Definitely worth checking out!

Ready?

1️⃣ SET YOURSELF UP FOR SUCCESS

- Start each tour with a photo of the house numbers/address
- Create a folder in your photos app for each address
- Pack water, snacks, easy shoes, hand sanitizer & phone charger

2️⃣ AT EACH HOUSE

- Note the home's natural light
- Open closets, cabinets, and drawers to check storage
- Listen for road noise in bedrooms
- Check outlet placement in each room
- Take photos of any concerning areas
- Take 5 minutes in your car to jot down impressions while fresh

3️⃣ ASK THE LISTING AGENT

- "What's the seller's timeline?" (Negotiation intel)
- "Any previous offers?" (Competition insight)
- "How old is the roof/ HVAC/ electrical?" (Future expenses)
- "Any special assessment coming up?" (HOA insight)
- "How long has the seller lived here?" (Neighborhood stability)

- Drive the route to work during rush hour

Recovery is still needed from Hurricane (Tornadoes!!) Milton. To be part of the solution, show up and let’s all get organized!

In the wake of Hurricane Milton, the need for a coordinated, long-term recovery effort has become more apparent than ever. To address this need, St. Lucie County Community Services is working to establish a Long-Term Recovery Group (LTRG) to support residents and strengthen disaster recovery efforts. A collaborative organizational meeting will be held on Wednesday, Jan. 8 from 3 to 4 p.m. at the Havert L. Fenn Center, located at 2000 Virginia Ave. in Fort Pierce.

This meeting aims to bring together community organizations, non-profits, faith-based groups, government agencies and businesses interested in contributing to long-term disaster recovery. A community-wide collaborative effort will be essential to ensure the needs of disaster survivors are met efficiently and effectively.

An LTRG plays a critical role in helping individuals and families rebuild after a disaster by coordinating resources and assistance. Survivors are connected to vital services, such as:
• Food and clothing assistance
• Grants for security deposits and past-due utility bills
• Debris removal and yard clean-up services
• Housing solutions for displaced residents

My Real Estate Journey

Jessica Taylor is a Miami native whose passion for real estate ignited at a young age. She officially began her real estate career in 2007 working as an assistant to a top producing team in a marketing and administrative role. In 2009 she worked as a manager of a small Brickell brokerage before obtaining her real estate license in 2011.

Upon graduation with a B.Sc. from the University of Miami in 2011, Jessica worked with a top producing Coral Gables real estate company where she was able to build her portfolio and work with developers on a student housing project, work with pre-construction condos and grew her business in the booming rental market.

From there she began working in a hybrid world of real estate, sports and philanthropy. She had the opportunity to build her network in the sports industry all while gaining business experience. In 2019, she graduated with an M.B.A. from the University of Miami. She is powering into the next level of her career by expanding her business to luxury, sports, entertainment and global clientele.

Jessica believes it’s our duty as Realtors to pay it forward to the community. She is active in the South Florida community volunteering with the Miami Rescue Mission, Honey Shine, and serving on the board of The Mourning Family Foundation’s Young Professionals Network.
