Just as I mentioned back on the 25th, we are seeing the Sold homes begin to catch up with the spike in homes hitting the market as well as going under contract.

The past couple years have been interesting to say the least but I feel confident in saying this is a good sign things are still strong and making their way back to an active market.

Here we are, beginning of 2022 is starting to roll in folks. With our crazy up and down world out there we are all experiencing...let me break it down

New listing and pendings shot up and that is to be expected (nice to see some common trends still around) with the holiday season over and winter coming to an end we are seeing more homes come to the market and people still want to buy homes so more inventory = more pendings

Then when it comes to the "sold" homes. As I mentioned it was rhe holiday season; mark my words, next update will show sold homes rise just as we see inventory and pendings this go around.

Don't hesitate folks, waiting is only going to cost you more money in the end...

Happy New Year to all!

As we start this new year it seems that folks are looking optimistic! We have had a different, to say the least, last couple of years and folks are definitely ready to get back in the saddle (whatever your saddle may be lol).

With 2022 here, we don't have much to go off of just yet...it's only day 2 of 365...however, signs as to what is to come are all around us. We are expected to see rates rise, just don't know when. We hear about inflation being at its highest is some 40 years. We hear about hot real estate markets, low inventory, etc., etc., etc... What I also hear is that people are excited to have life get back to "normal"

I can comfortably to tell you that I feel confident in this year's Portland real estate market will improve. By that I mean more inventory #1 (with as low as it has been its just a given) and #2 it is not going to be such a Seller's market.

As people have had time to figure out what their life looks like over these last couple of years, there are many things I have noticed, trends if you will. Some of these are obvious like many working from home these days to others not so obvious like Sellers still receiving offers over asking.

There are many of us out there, including myself, that are looking at that next step as well. I have many folks looking to move their company, start a new venture or even get back into an old one. It is an interesting time; it is time for planning, and it is a time for action.
