Dear Mayfair Residents,

The Mayfair Community Association would like to share some important reminders to help everyone enjoy a safe and fun holiday.

TRICK-OR-TREATING HOURS
The unofficial trick-or-treat time is Thursday, October 31st, from 5:00 PM to 9:00 PM. Please respect these hours to avoid disturbing neighbors later in the evening.

SAFETY ON THE ROADS SLOW DOWN!
With many children walking through the neighborhood, please drive carefully. Be especially cautious near intersections and parked cars, as excited trick-or-treaters may unexpectedly cross the road.

PARTICIPATING IN TRICK-OR-TREATING
If you are welcoming trick-or-treaters, please turn your porch lights on. If not, keeping your lights off will signal that you are not participating.

RESPECT FOR PROPERTY
Please remind children to stay on sidewalks and pathways, and to avoid walking on lawns or through gardens. Only visit homes with lights on.

PET SAFETY
Halloween can be stressful for pets. To keep them safe, consider keeping them indoors during trick-or-treating hours to prevent them from becoming startled or running off.

CANDY SAFETY
Parents, please inspect all candy before letting children eat it. Discard anything that looks tampered with or homemade from unknown sources.

HOSTING HALLOWEEN GATHERINGS
If you're hosting a party, please be mindful of noise levels, especially after 10:00 PM, to respect your neighbors. Also, consider parking and cleanup after the event.

COSTUME SAFETY
Help make costumes both creative and safe! Parents, ensure costumes are visible with light colors or reflective tape/stickers. Make sure masks don’t obstruct vision, and consider using makeup instead of masks. Encourage children to carry flashlights or glow sticks to increase visibility.

SUPERVISION
Children under 12 should not trick-or-treat without adult supervision. For older kids who are trick-or-treating on their own, remind them to stay in familiar areas and travel in groups.

TOWN OF PURCELLVILLE CURFEW REMINDER
Per the Town of Purcellville Code of Ordinances, Sec. 46-39, minors under 18 should not loiter or remain on any street, park, or public place between 11:30 PM and daylight the next day, unless accompanied by a parent or guardian.

Purcellville News Release - Boil Water Advisory Update

PURCELLVILLE, Va. (October 29, 2025, 6:45 PM) – Staff continues to work on replacing a section of 12” broken water main on Hillsboro Road. The work is expected to continue into Friday, October 31. The Boil Water Advisory remains in effect. Failure to follow this advisory could result in stomach or intestinal illness.

This water main is a primary supply line for the town, and staff are working closely with the Virginia Dept. of Health to ensure all safety and compliance measures are followed throughout the repair process. Residents can be assured that the water will be thoroughly tested and confirmed safe before the Boil Water Advisory is lifted.

We appreciate your patience and cooperation as we complete this essential repair.

Boiled or bottled water should be used for drinking, beverage and food preparation, and making ice until further notice. Boiling kills bacteria and other organisms in the water. Boiling is the preferred method to ensure that the tap water is safe to drink. Bring all tap water to a rolling boil, let it boil for one minute, and let it cool before using, or used bottled water.

If you cannot boil your tap water an alternative method of purification for residents that do not have gas or electricity available is to use liquid household bleach to disinfect the water. The bleach product should be recently purchased, free of additives and scents and should contain a hypochlorite solution of at least 5.25%. Public health officials recommend adding 8 drops of bleach (about ¼ teaspoon) to each gallon of water. The water should be stirred and allowed to stand for at least 30 minutes before use. Water purification tablets may also be used by following the manufacturer’s instructions.

Once the boil water advisory has been lifted, residents will be notified through the same methods of communication used to notify of the advisory.

Late Fee Issue — Neighborhood-Wide Correction

Mayfair Owners,

Our accounting team is aware of a billing error within the Engage (Enumerate) platform that resulted in late fees being assessed in error, most notably affecting ACH/autopay accounts.

What we’ve done

We have removed the entire late fee charge that posted during this incident for all accounts.

The accounting team is coordinating with Engage’s support team to correct the ACH processing issue.

What happens next

After Engage confirms the ACH issue is resolved, the accounting team will re-apply late fees only if they are actually due based on confirmed payment dates.

No action is required from you at this time. If you use ACH/autopay, your settings remain in place.

Our accounting team is working with Engage to resolve this as quickly as possible. We appreciate your patience and will post an update once the fix is confirmed.

Dear Mayfair Community Association Members,

In accordance with the requirements of Article II, Section 2.3 of the Mayfair Community Association Bylaws, this letter provides notice of the Annual Meeting of the Association Membership, which will be convened promptly at 5:00 PM on October 7, 2025. The meeting will be held virtually via GoTo Meeting, as we were unable to secure an in-person venue. Registration opens at 4:45 PM, and the meeting will be called to order at 5:00 PM.

The Annual Meeting Agenda is enclosed for your information. There are two ways to vote for the election of directors. You may (1) submit a proxy, which is enclosed with this mailing; or (2) vote electronically, per the instructions below. Please do not return the paper proxy if you are voting electronically. If you submit both a proxy and vote electronically, your vote may be invalidated. Each Lot is entitled to one (1) vote.

Valley Commerce Center Community Meeting Notice

Dear Mayfair Residents,

The Mayfair Community Association has been notified that Michael Romeo, the applicant representative for the proposed Valley Commerce Center development, will be hosting a public community meeting on Wednesday, September 17th at 6:45 PM.

The meeting will be held at:
Harmony Middle School
38174 W. Colonial Highway
Hamilton, VA 20158

The Valley Commerce Center application proposes to rezone a 117-acre property located north of Purcellville, between the Mayfair and Wright Farm neighborhoods, to allow for the construction of over 1.3 million square feet of business park and industrial space.

2025 CALL FOR CANDIDATES

Dear Homeowners,

Please be advised that the association’s annual meeting is scheduled for October 7, 2025, at 5PM. There is one (1) open position on the Board of Directors. The election will take place at the 2025 Annual Meeting on October 7, 2025. The director elected will serve a term of three (3) years. This will be a hybrid meeting with both in-person and online attendance. A regularly scheduled Board Meeting will be held after the annual meeting. Once a physical location has been confirmed, residents will be notified. Please see below for information to log in via GoTo Meeting.

The Bylaws provide that the Board of Directors is responsible for the management of the affairs and the governance of Mayfair Community Association. Board members have the power and duty, among other things, to 1) adopt rules and regulations governing the operation of the Association, 2) exercise all powers, duties and authority delegated to the Association, 3) supervise all officers and agents of the Association, 4) adopt an annual budget, and 5) maintain the common areas and building in accordance with the standards established in the governing documents. Directors are required to attend all Board & Association Meetings.

Eligible candidates would be homeowners in good standing with the association. If you are interested in serving on the Board of Directors, you must adhere to and comply with the Board of Directors Code of Conduct. This document can be found on the resident portal for further review. Agreement to and compliance with this document is mandatory for all candidates wishing to serve on the board. If you are interested in running for a seat, please complete the enclosed Application for Nomination and be sure to include a statement about your interest in serving on the Board and email (preferred) or mail to:
