Builder incentives are creating some genuinely good opportunities across the Triangle right now — but that 3.875% on the flyer is NOT automatically the best deal.

I'm seeing adjustable rates as low as 3.875% and fixed in the mid-4s. Builders are pushing to close before Jan 1.

Here's what I tell my buyers in Apex / Cary / Holly Springs:

Price, financing structure, floor plan, location, and your long-term plans ALL have to work together. Not just the rate.

Ask yourself: Would you still want THIS exact home if that discount didn't exist?

Buying new construction can feel straightforward, but there are still contracts, timelines, inspections, incentives and important decisions along the way.

There is much more to the process than selecting a floor plan and design finishes. Buyers often have to make dec​isions about structural options, upgrades, lot choices, inspections and walkthroughs - while also understanding what may add long-term value and when each step should happen.

For relocation buyers who cannot be here for every stage, I stay closely involved locally - checking on progress, attending key appointments and helping keep them informed throughout the build.
