FHA UPDATE: “Payment Abatement” on New Purchases 🏡

What’s being shared:
• FHA is allowing a “payment abatement” feature on purchase loans designed to ease the first few months after closing.

Intention:
• Provide short-term cash-flow relief for buyers during move-in and setup.

How it works (per the announcement):
• Applies to FHA purchase transactions.
• For the first 3 or 6 months, seller/builder contributions may cover interest, escrowed taxes/insurance, and monthly MIP (subject to FHA interested-party limits).
• Borrowers prepay only the principal portion during the abatement period.
• Standard underwriting, caps on contributions, and lender overlays still apply.

Big picture:
• Short-term relief vs. long-term affordability trade-offs vary by deal structure.

No two loans are the same, but with the right strategy and solutions, we make them happen.

When gold breaks records, it’s not “good news” — it’s a sign that money’s nervous and policy is tight.

Gold rises when the Fed squeezes liquidity, and housing almost always slows right after.

Affordability is a real problem — not because homes are too expensive, but because decades of stimulus (and then a violent tightening cycle) have distorted what “normal” even means.

Here’s the truth:
Prices could soften more through the holidays. They almost always do.
But history shows that the window that feels most uncertain is usually right before the rebound begins.

And when I say pivot, I don’t mean a token 0.25% rate cut.
That’s not a real pivot — that’s a headline.

A real pivot happens when the Fed starts easing liquidity, releases pressure on mortgage-backed securities, and resumes quantitative easing — the same hidden levers that drove rates down sharply in 2009, 2012, and 2020.

We’re not there yet — but make no mistake, when those mechanisms flip, mortgage rates can fall fast and hard.

👉 Fear creates value.
👉 Policy creates the rebound.
👉 Real estate rewards those who prepare while others panic.

And let’s be honest — real estate is a long-term play.
The days of buying a home and seeing it jump 20% in a year are over (for now).

If you buy in this market, think in 5–10-year terms.
There are incredible opportunities out there — right now — but you have to be in the game to see them.

The fourth quarter is historically a buyer’s market:
• Closed Sales 5–10% lower,
• Competition thins out,
• And sellers who stay listed through winter are usually the most motivated.

So while others are waiting for “certainty,” the best deals are quietly changing hands.
