The ocean view gets your attention. The maintenance deserves some attention, too.

Owning a home in the South Bay means enjoying a pretty incredible setting and keeping up with what coastal living asks of your property.

Fall is a good time to catch the small things before winter rain makes them harder to ignore. A little attention now can help prevent damage, preserve finishes and keep your home in good condition for years to come.

These are five things I’d put on the list:

1. Clear the water’s path:
Have gutters and downspouts cleaned, and remove leaves and sand from patio and driveway drain grates. Watch for standing water after rain, especially near the house or garage.

2. Get ahead of roof repairs:
Have a roofer check damaged tiles or shingles, flashing and any areas that have leaked before. That old ceiling stain deserves a follow-up before the next storm.

3. Give windows more than a glass cleaning:
Vacuum sand and debris from sliding-door and window tracks. Keep the small drainage openings clear, and check for worn weatherstripping. Follow the manufacturer’s cleaning instructions for your frames and finishes.

4. Look closely at exterior hardware:
Check gates, hinges, railings and light fixtures for rust, loose fasteners or deteriorating finishes. Address corrosion early, and have loose or weakened railings professionally evaluated.

5. Get the heat ready before you need it:
Check your HVAC filter and replace it when needed using the correct type for your system. Schedule heating service before those cooler evenings arrive.

One more habit I recommend: keep dated photos and receipts for maintenance and repairs. When you eventually sell, having that history organized makes it easier to answer questions about the home.

Taking care of your home is part of taking care of your investment, whether you’re moving next year or staying for the next twenty. If you need some recommendations for professionals to do this work, reach out.

If a future sale is on your mind, send me a message. We can walk through what deserves attention now and what to plan for later.

An updated two-bedroom condo on the Palos Verdes Peninsula for $599,000.

If you’ve been looking for a home on the Hill, take a look at my listing at 28121 Highridge Road #211.

Floor-to-ceiling windows bring beautiful natural light into the living and dining areas. The kitchen is updated, there’s a fireplace in the living room, and a private balcony gives you a place to unwind at the end of the day.

With two bedrooms and two bathrooms, you have room for guests, a home office, or someone else at home—without your desk taking over the dining table.

The primary bedroom includes a walk-in closet and an updated bathroom with a walk-in shower. You’ll also have a community pool and fitness/recreation room, with shopping, restaurants, and parks nearby.

For someone buying their first home or ready for less upkeep, this condo is well worth seeing in person.

Before you buy new appliances to help sell your home, let’s talk about the kitchen.

Stainless steel still looks good. But a shiny refrigerator doesn’t make the whole room feel updated.

Buyers take in the entire space: the cabinets, lighting, layout, condition, and whether everything works together.

For a South Bay luxury home, I’d look at one more thing: does the kitchen fit the home and the price you’re asking?

A kitchen made for entertaining should make that easy to picture. Clear counters, thoughtful lighting, and room to gather can help show buyers what they’re buying into.

That doesn’t mean you need a full remodel before selling. It means your preparation needs a purpose.

My approach is to look at your home alongside the properties buyers will compare it with, then help you decide where spending makes sense and where it’s unnecessary.

Before you order appliances or start pulling out cabinets, message me. Let’s make a plan for presenting your home at its best.

When homeowners start preparing to sell, the conversation usually begins with paint, landscaping, staging and photography.

And those things matter.

But there's another part of preparing a home for sale that deserves just as much attention.

The paperwork.

Were improvements properly permitted? Is the solar system owned or leased? Are there warranties or records of major repairs? Are there property details we should clarify before buyers begin asking questions?

In my experience, it's much better to address these things before a buyer is halfway through escrow.

When I'm preparing a property for sale, I'm thinking beyond how it will look in the photographs.

I think about what happens when a serious buyer starts doing their homework.

Great marketing helps bring buyers to the property. Good preparation helps us move confidently toward closing.

One thing I've learned over the years negotiating real estate transactions is that the price on the offer is only part of the story.

Let's say you're selling your home in Manhattan Beach and two offers come in.

The highest offer isn't always the best offer. And knowing the difference can make a big difference for a seller.

One buyer offers $50,000 more but still needs to sell another property, arrange financing, and meet several contingencies.

The second buyer offers a little less, but has verified funds, strong financing, and a closing timeline that works well for you.

On paper, that first offer looks better. But there's more to consider.

When I'm representing a seller, I want to understand not just what a buyer is offering, but how prepared they are to follow through. That means asking the right questions, reviewing the terms carefully, and working with the other agent to understand the strength of the offer.

And sometimes, there's an opportunity to negotiate stronger terms or a better price before making a decision.

That's where experience and negotiation come into play.

My job isn't simply to bring offers to the table. It's to help my sellers evaluate their options, negotiate from a position of strength, and make informed decisions that protect their interests through closing.

Because a successful sale isn't just about getting a great offer.

It's about turning that offer into a successful closing.

What would make a move worthwhile for you in 2027?

An ocean view you’ve wanted for years. More privacy. A home where hosting feels effortless. Or less property to maintain, so you can travel without a long list waiting when you return.

Here in the South Bay, that might mean moving closer to the beach, finding a single-level home or condo on the Peninsula, or finally exploring the neighborhood you keep coming back to.

If you’ve been considering selling, I can help you work through the questions that matter: what your home could realistically sell for, which improvements deserve your money, and how to coordinate the sale with finding your next home.

You don’t need a firm moving date to have that conversation. Getting those answers now gives you time to decide what makes sense.

Call or text me and tell me what you’re considering. Let’s see what it would take to make it happen.

We love our home. We’re just not sure we need all of it anymore.”

If you’ve had that conversation at your kitchen table, you don’t have to figure it all out today.

A home holds a lot of life. Raising your family. Holidays around the table. Neighbors who became friends. It’s understandable to feel attached to it, even when you’re starting to think about something easier to maintain or closer to the kids and grandkids.

Realtor.com’s latest research points to a growing housing transition over the next decade- a timely reason to talk about something many longtime homeowners are already considering: whether the home they love still fits the way they want to live.

But when it’s your home, the questions are personal:

What would we get for it?
Could we find a place we’d really enjoy?
How do we sort through everything we’ve collected?
And where do we even start?

That’s where I can help.

We can look at what your South Bay home could sell for, what your next home might cost, and what’s worth doing before you sell, spend money, or start packing boxes.

You may decide to move soon, in a few years, or stay where you are. Having the information makes it easier to decide.

If you’ve been wondering, “Would a move make sense for us?” call, text, or message me. I’d be happy to sit down with you and talk it through.
