Pro-Spect Inspection Services isn't your average inspection company — and Nick Strayer and Bilonna Dilling want you to know that. Yes, they do thorough, timely home inspections. But what they're really building is something bigger. 📚

From credited continuing education courses to free elective opportunities, Pro-Spect has turned education into a core part of their business across Maryland, Delaware, and Pennsylvania. Their new construction inspection course is especially relevant right now with everything being built in Sussex County. But the topics go way beyond inspections — think personal finances, leadership development, and networking skills that help professionals engage without being transactional.

They've also gotten creative. There's a live walk-behind inspection where agents follow the inspector in real time and ask the questions they'd never ask in front of clients. And yes, there's a Taylor Swift-themed "Homes through the Eras" class that pairs house styles with her albums. Only Pro-Spect.

José Quiñones grew up in the South Bronx during the crack epidemic, had his first child at 15, and by 23 knew he had to get out of New York or lose everything. A phone call to his mom in Delaware in 1993 changed his life. He stepped off a Greyhound at midnight into the smell of manure and total darkness — and fell in love with it. 🌅

He spent years as a certified substance abuse counselor doing work he believed in but couldn't afford to sustain. Then his wife Yvette got a cancer diagnosis, and sitting in that specialist's office, shame became fuel. He cashed out his 401k, moved into a friend's vacant summer home in Milton with $15,000, bought a house, fixed it up, rented it — and watched a real estate agent walk away with the commission. He got his license the following week.

In his first year, he closed 48 transactions. His edge? Fluent Spanish and a genuine commitment to serving first-generation and underserved communities. Today he's part of an investment group with over 100 rental units and helps others understand why they should be investors too.

He's also restoring a 1965 neon-blue dune buggy, adopted a son, and is raising his nephew after a family loss. He has been someone's caregiver since he was 15 years old. Now at 55, he's just ready to be José. 💙

Larry Linaweaver retired from his State of Delaware job on a Friday and started a real estate course the following Monday. At 55. That's all you need to know about this guy. 💪

Before real estate, Larry served in the Air Force as a Loadmaster flying a C-5 — a plane capable of carrying two M1 Abrams tanks or 24 Humvees. He flew missions in Grenada, Somalia, Panama, Desert Storm, and Desert Shield. Occasionally, he'd sit in the Commander-in-Chief's seat when transporting the President's vehicle. Not a bad career before a career.

Now at 67, Larry is with Iron Valley Real Estate as part of the Luxe Property Group in Rehoboth — a team of eight like-minded people, three of them retired military, including his daughter Britany. In 2025, they closed 87 units and $37 million in sales volume.

Beyond real estate, Larry serves as President of the Board of Directors for People's Place, a nonprofit helping veterans, domestic violence victims, and displaced families find housing and independence. He's also a grandfather of three, a music festival regular, a self-improvement reader, and the proud owner of two miniature dachshund puppies keeping him busier than ever.

Australia is still on the bucket list. Everything else is being squeezed in. 🌍
