My client’s home is under contract after just 9 days on the market!

Every situation is different, but when I list a home, my goal is to reach the widest pool of buyers and make sure the listing stands out. Especially in a more balanced market like we’re in now, strategy matters.

Price, location, updates, and presentation all play a role. The right buyer saw the value and made a strong offer.

We’ve cleared the buyer’s due diligence period and are now working through the appraisal and financing, with closing on track for later this month.

Praise the Lord for another beautiful day and for a succesful closing yesterday!

I just helped my client close on a beautiful new construction home in Marietta — and we pulled off a same-day sale of their previous home for a smooth, back-to-back closing!

This ended up being one of the longest and most complex closings I’ve ever navigated. A recent change in how the county releases property tax assessments created a major discrepancy in the prorated taxes. Originally, my client was set to receive just a $400 credit — but after a deep dive that included calls to the tax assessor’s office, appraisers, and reviewing how the CO date affected the bill, we were able to increase that credit to over $4,500.

On top of that, I helped my buyer pay zero closing costs, they got a 1-year interest rate buydown, a 2/10 builder’s warranty, and best of all — my client moved in with $50,000 in instant equity, purchasing the home well below appraised value.

Grateful to have helped them through it all — and excited for the start of their new chapter! 🏡

Just Closed! 🇺🇸🔑

This one was special. My client is preparing to deploy on active duty, which made the timing and logistics of this deal a little more complex — but we made it happen!

For months, we searched for the right investment property. He was in a unique situation: actively training, on military leave from his day job, and not yet receiving active duty pay. We originally planned to use a DSCR loan, and we came close on a few properties… but nothing quite fit.

Then I found an off-market townhouse that checked every box: a main unit plus a rentable second unit downstairs. It was the perfect fit. We pivoted to a VA loan since he plans to live in the home after deployment — and in the meantime, it’ll generate great cash flow as a rental.

I’m always grateful to help clients structure creative strategies to reach their goals, especially when it involves off-market opportunities like this one.

Here’s a picture of me with the sellers — my buyer isn’t pictured as he’s currently serving on active duty. Fun fact: the sellers are the daughter and son-in-law of my next-door neighbors. Small world!

About Grant Waugh

Grant’s interest into the world of real estate began at a young age. His father was a skilled carpenter and his stepdad is a custom home builder who is still an active and licensed GC in Atlanta. He was exposed to new home construction and high end rehabs and saw many people in his life find success in real estate.

Fast forward to 2012 when Grant graduated college at the University of West Georgia with a degree in Communications and a minor in Business Management. Through networking, he found a job as an IT contractor at Cox Communications, one of the countries largest private companies. It was here that he saw the value that owning a business holds and started a consulting business. For the next several years Grant built wealth, learned about business and started absorbing as much knowledge into real estate investing as he could. He listened to podcasts, attended real estate seminars and classes, and began networking. Grant decided it was time to quit the corporate job in search of a full time career in real estate. He got a job in sales for a local brewery start up which gave him a more flexible schedule to invest in real estate and helped sharpen his sales and negotiation skills.

In 2016 Grant purchased his first property in East Atlanta. This property was a short sale which he bought and renovated as a house hack. As he continued investing, Grant quickly saw the value in becoming a licensed real estate agent.

Grant became a licensed agent and Realtor in 2019. After gaining his license he carefully researched brokerages and met with different brokers and investors around the city until he found Powerhouse Real Estate. Powerhouse stood out as one of the leading investor focused brokerages in the area. Many investors and agents he listened to speak at real estate meetups were agents at Powerhouse. He found that the brokerage encourages investing the right way and that the agents there were successful investors in many different facets of real estate.
