Good morning! A little behind-the-scenes before my General Contractor installs the bullnose trim and his plumber reinstalls the toilet. I’m doing my part—cleaning up and prepping so I can paint the trim on a spotless surface. Real estate isn’t always showings and closings—sometimes it’s scrubbing and sanding too!

✨ Renovation Update: We’re Almost There! ✨

The updates suggested by my appraiser Roberta Socia are almost complete — and the transformation has been worth it!

🔥 The fireplace is now a sleek black instead of the mid-90s hunter green.
🚧 The old hunter green ceramic tile in the foyer, hallway, guest bath, and coat closet has been replaced with a modern light grey tile that ties beautifully into the rest of the home’s design.

🛠️ What’s left: reinstalling the closet bi-fold door, guest bath door, wall/floor trim, and the toilet — then this phase is officially done!

These changes might sound small, but they make a huge impact on how cohesive and elevated the space feels.

✨ Renovation Update✨

A week after getting a private inspection and appraisal (Thank You Roberta Socia) on my home, I’m diving right back into updates! Today we’re changing the look of the fireplace 🔥 and tomorrow a demo crew arrives to remove the green ceramic tile in the foyer, bathroom, hallway, and closet. Fresh new tile will be installed later this week to complete the transformation.

My General Contractor Andrew Wehrli shared a video analysis that really resonated with me—it’s a reminder that sellers (yes, even licensed Realtors like me! 😂) benefit from listening to design, construction, and appraisal professionals when preparing a home for market.

Big or small, every update makes a difference in resale value and how a home feels the moment you walk in.
