Dubai is now home to more billionaires than Paris, Mumbai, Washington, D.C., and Chicago.

According to Altrata’s Billionaire Census 2026, 43 billionaires are based in Dubai, placing the city among the world’s leading billionaire centers.

But this is about more than a ranking.

Global wealth is increasingly drawn to cities that provide international connectivity, business opportunity, security, tax efficiency, and access to global markets. Dubai has built an ecosystem designed around all five.

For global real estate investors, this movement of wealth matters. Billionaires do not automatically make every Dubai property a good investment, but their presence signals where businesses, private capital, family offices, and long-term demand are concentrating.

🏙️ Should you go straight to the developer to skip paying a real estate agent’s commission?

📌 This is exactly what I talk about on The Dubai Connect Podcast™, because most Americans get this wrong, and I lived through it again this morning.

I spent hours with a lead and her partner walking through financing, property management from abroad, budget-based opportunities, and which developers were actually worth trusting. 🔎 What questions should you ask a Dubai developer before you invest?

This is the exact question a client asked me, and it’s the one most investors skip until it’s too late.

📋 1. Delivery history. Has this developer handed over projects on time, or do they have a pattern of delays?

🏗️ 2. Resale market performance. How have their past projects actually performed once owners tried to sell?

🧱 3. Construction quality. Is the build quality holding up years after handover, not just on launch day renderings?

🏙️ 4. Amenities relevance. Will what they’re promising still feel competitive in 5 to 10 years, or will it feel dated the moment newer projects launch nearby?
