Rosemary and I tried for years to get the zoning changed on our Big Deahl property so that we could build residential. All of the industry had moved out of the neighborhood and the landowners in the area were also interested in residential zoning so Rosemary and I formed the Halstead Triangle Association. This gave us credibility and it was enough to get a meeting with the alderman in our offices. We even hired a prominent zoning attorney who was an ex-alderman.
The neighborhood had become gentrified, and it was attracting more and more residential development. Across the river was Goose Island, which was rapidly becoming a tech center. People in the area needed more housing and it was only natural to rezone our property and the Halsted Triangle as residential.
Chicago's city hall is slow to react, but our efforts seem to have loosened the lid on the jar, so to speak, because now it is zoned residential and our good friends at Structured Development are breaking ground for the new high-rise!
With New City, the new Big Deahl site, floating parks on the Chicago River, Whole Foods
and all the other retailers that have moved into the neighborhood, it's shaping up to be a very desirable place to live!
When finished, the development will include three residential buildings centered around a public park. The first building, called the Seng, is a 34-unit affordable condo building that should be finished by December 2022.
