A lot of buyers are waiting.
Waiting for rates to come down.
Waiting for prices to drop.
Waiting for more homes to hit the market.
Waiting for less competition.
Waiting for the “perfect” house.
The problem? Those things rarely happen at the same time.
When rates drop, more buyers tend to enter the market. More buyers can mean more competition. When competition is lower, you may have more negotiating power—even if rates aren’t exactly where you want them.
That doesn’t mean you should buy a house just because you can.
It means instead of asking, “Is this the perfect time to buy?” ask, “Is this the right time for me?”
Your budget, your plans, and your financial goals matter more than trying to perfectly time the housing market.
Sometimes the answer is buy. Sometimes the answer is wait. My job is to help you understand the numbers so you can decide which one makes sense for you.
