Lamberth Street bridge is finally back open, and I’m not going to pretend I wasn’t a little too excited about it.

If you’ve lived in Sherman through this closure, you know the detour got old fast. So today when I got to drive straight across again, it felt like a small win for the whole town. Less time in the car, more time doing literally anything else.

It’s a small thing, but small things add up when you actually live somewhere. That’s the difference between just having an address here and being part of this community.

Denison just quietly became one of the best places to live in North Texas, and this home is proof.

Sherman + Grayson County just swapped maintenance duties on several roads around the edges of town.

Basically, years of annexations left some roads split between city and county, and nobody was totally sure who was supposed to fix what. Now each agency is handling the roads they're actually equipped for.

You probably won't notice anything different tomorrow. But city officials say over the next few years, repairs should be faster and more consistent.

I hear this all the time. People waiting for the "right time" to buy.

The buyers who waited in 2022 for things to calm down? Still waiting. The buyers who bought in 2023, even at higher rates? Already sitting on appreciation.
