Just an opinion from a witness:
Southampton Town has wiped out every nightclub and summer club attraction in Hampton Bays, East Quogue, Westhampton and Southampton except the Beach Bar, Southampton Social Club (Formerly the Hansom House) and Dream Nightclub.
Boardy Barn will soon be bulldozed, Surf Club was recently bulldozed.
Here is the list off the top of my head - there are others not named here:

I am sure i missed a few but all those places were the favorites of so many.
The Economy was booming in those areas with Young People, Celebrities, Top DJs in the World, MTV house, Pl***oy & Penthouse Playmates and Pin-Ups, Reality Shows, Professional Athletes, Entrepreneurs, Stock Brokers, Best Marketing and Promotional Companies, Miller Lite Girls, So Much Talent and So Much Money flowed in the Hamptons from local Long Island companies opposed to International Global Corporations that grab money from Long Islanders during the Summers and ship that money overseas never to be spent on Long Island enriching the Globalists while destroying our local businesses that used to receive that money to employ lots of young people and expand their businesses. Hampton Club and Bar Swag was sold at crazy rates - Restaurants were busy 7 days a week, Recreation on the Water was at its peak, Hotels, Motels and Inns were fully booked, Summer Rentals were making many Local Real Estate Investors wealthy while providing the young people an affordable place to stay while they worked and spent their money locally supporting the local businesses everyday during the week and all summer long starting the week before Memorial Day.
IT WAS PURE CAPITALISM AT WORK (IT WAS GREAT FOR THE LOCALS) - TOWN GOVERNMENT WANTED TO TAKE CONTROL OVER THE ECONOMY ON THE EAST END AND NOW COMMUNISM WHICH WAS CREEPING IN IS NOW COMING AT US FULL SPEED FROM NEW YORK CITY AND ALBANY.
Taking away house-shares was the death blow to the Nightclubs as DWI check-points scared the crap out of those who wanted to party in the Hamptons but had no place to stay affordably - so they found somewhere else to go - which is now Patchogue.
The Hampton's Local Year Round Economy was crushed after the 2003 Nightclub Study was created to END THE HAMPTON NIGHTLIFE AND BEACH PARTIES which resulted in the destruction of the local Hamptons Bays Economy and Hundreds if not thousands of Summer Jobs for young people which many used to help pay their own College tuition.
When Government decides what is good for communities - Game over for Capitalists.
Govt Over-Reach using Code Enforcement to enforce their Over-Regulation, Over Taxation, Zoning & Permitting Rules and Regulations was the reason nobody is spending money in the Hamptons during and after the summer. They chased the Young People away to make room for medical services and drug stores.
Many say it was Shameful Govt Over-reach - Others have no idea to this day why they are not making the money they made in the 80s, 90s and early 2000s.
Sad to Say, but Money moves with the young adults and they moved out and they are not coming back. To fix this Town Govt would have to admit they made a mistake - they wont do that so here comes govt subsidized housing and a communist economic ideology.
Neptune Beach Club and Summers Beach Club were a WORLD WIDE Destination for those who loved Partying on the Beach in the Hamptons - It was a money-making machine for the Hampton Bays - Westhampton Economy which gave young people at that time so many great memories and opportunities.
They made sure these clubs are never coming back as they bulldozed many of them or re-purposed the properties they sat on so they cant be rebuilt.
"Consent of the Governed" was and is currently being ignored by our Govt. The loud minority was all the Govt needed to step in and crush the economy to create blight so the LOCAL govt politicians could get State and Federal Taxpayer Subsidies in the form of grants and Psuedo NGO funding. The Majority never Consented to this Govt over-reach and yet they did it anyway.
