This 2 bedroom 2 bathroom home is located near our walkable downtown Monticello. The generous backyard is perfect for gathering around the firepit during our chilly evenings.

It is a gorgeous fall day outside. The temps will get to a high of 85 degrees and the skies are a clear cerulean blue. It is will be like this most of the week and last weekend. We spent the day hiking at my favorite park yesterday.

Elinor Klapp-Phipps Park in Tallahassee, Florida

This park has a rich history in our little city and is one of my favorites to explore. The park is one of our largest parks and is located off of Meridian Road in northwest Leon County. The park spans 670 acres, and was established through the cooperative efforts of the Northwest Florida Water Management District, the City of Tallahassee, and property owner Colin Phipps. It was purchased in October 1992.

The park is named after Elinor Klapp Phipps, a philanthropist who contributed significantly to the preservation of natural areas. The park is located on the eastern shore of Lake Jackson and offers a mix of active and passive recreational opportunities. It features the Meadows Soccer Complex and the Meridian Youth Sports Complex, providing facilities for soccer, baseball, and other sports. Many friends and I have spend many Saturday mornings watching games and practices on the many fields.

Additionally, the park is dedicated to environmental education and conservation, with over 600 acres preserved for passive recreation and educational programs. It's a beautiful spot for hiking, horseback riding, picnicking, and enjoying nature.

Monticello, Florida, is more than just America's most haunted southern town. It is a place where history and southern charm intertwine seamlessly. The downtown area is a testament to its rich past, with a courthouse square surrounded by historic buildings that harken back to the town's early days. Officially established in 1827, Monticello was settled by families from Maryland, Virginia, the Carolinas, and Georgia. It was named after Thomas Jefferson's Virginia home and became the county seat of Jefferson County before Florida even became a state.

Monticello is known for its beautiful natural surroundings. It's close to several outdoor recreational areas, like the Aucilla River and the Wacissa River, which are popular for kayaking, canoeing, and fishing. The town is also home to the Monticello Opera House, an iconic venue hosting various cultural and artistic events, and a highlight for visitors and locals alike

Monticello is known for its historic sites, including the Monticello Old Jail Museum and a historic Old Cemetery (which hosts ghost tours on full moons). The town features stately turn-of-the-century homes and public buildings, many of which are listed on the National Historic Register. These architectural gems were built by wealthy land barons and northern industrialists who recognized the area's potential.

The community here is tight-knit, reflecting the values of small-town America. Festivals and local events, like the Watermelon Festival, draw crowds and celebrate the area's agricultural roots. Today, Monticello retains its small-town charm and values, with a focus on preserving its historical, cultural, and natural heritage. That means no large box stores, like Walmart are welcome. It's a wonderful place to experience Florida's history and enjoy its scenic beauty.

In a world that's constantly moving faster, Monticello offers a slower pace of life, rich with tradition and a strong sense of community. If you're ever in the area, come for a visit! What happens to the tenant when a house they are renting sells?

When a house is sold, the new owner typically becomes the new landlord, and the tenant's lease continues under the same terms. Here are some key points to keep in mind:

- Lease Continuation: The new owner must honor the existing lease terms. This means the tenant can stay until the lease expires. This also means no changes can be made to the rent or other terms and conditions until the lease ends.

- Notice Requirements: The new owner must provide proper notice before making any changes or entering the property for showings.

- Security Deposit: The tenant's security deposit should be transferred to the new owner and returned according to the original lease terms at the end of the lease.

- Legal Protections: Tenants have rights that protect them from being forced to move immediately after a sale. They are entitled to receive notice and cannot be evicted without a legal reason.

It's always a good idea for tenants to review their lease agreement and understand their rights under local laws. It is also a good idea if you are purchasing a house with a tenant to ask the sellers for a copy of the lease during the inspection period. Some loans require the owner to be an occupant. Occupied Homes: For homes where the owners still live, there may be additional rules or restrictions, so make sure to follow any guidelines.

Does the MLS help sell a home? YES!

Today, let's talk about what the researchers found when they analyzed the impact that information sharing on the MLS had on sales price, time on market and the chances of a successful sale.

This study delves into how the intensity of information sharing among MLS (Multiple Listing Service) members impacts housing market outcomes. Information sharing intensity is measured by the average daily number of times MLS members view a house’s listing during its marketing period.

Key Findings:

Increased Probability of Sale: A one-unit increase in average daily views boosts the likelihood of a successful transaction by 5.7%.

Reduced Time on Market: An additional daily view shortens the time a house spends on the market by 1.6 days.

Higher Selling Price: More views translate to a 0.2% rise in the selling price.

The research uses data from 32,102 listing records, validating the theoretical model that greater information sharing leads to better market outcomes. It highlights the significant role of MLS information sharing in increasing property visibility, thus benefiting sellers with quicker sales and higher prices.

The study underscores the importance for sellers to ensure their listings are comprehensive and appealing to attract more views from MLS members.

Can you rent out part of your home and still claim a homestead exemption if you still live there?

That was the question at the bottom of Furst v. Rebholz in Florida.

Here's a quick summary of the case of Furst v. Rebholz, 361 So. 3d 293 (Fla. 2023)

William Rebholz owned a two-story residence in Sarasota, Florida. He lived on the bottom floor and occasionally rented out the upper floor. Upon discovering this, the county property appraiser revoked part of Rebholz's homestead tax exemption. They recalculated his taxes for several years and issued a $7,000 tax lien. Rebholz sued to reinstate the full exemption as opposed to the 85% the appraiser had deemed appropriate. The tenants shared the common kitchen, laundry room, and mailbox. They also regularly socialized with Rebholz in the main living area; and used the downstairs front door to enter the house and access their upstairs bedrooms.

The circuit (trial courts in Florida) court initially ruled in Rebholz's favor, but the Florida Supreme Court overturned this decision. The Supreme Court found that the homestead tax exemption applies only to the portion of the property used as the owner's residence, not to rented sections. Therefore, Rebholz was not entitled to the exemption for the rented portion of his property.

Tallahassee has so many gorgeous parks. Today temperatures are expected to be in the mid-70s and it would a perfect time to take a hike. Let's talk about one of my favorite lunchtime locations for a picnic.

McCord Park can be found at the intersection of Thomasville and Armistead roads in Tallahassee, Florida. Besides being a great place for afternoon walk with its shaded paths, it is also an awesome place for a picnic under the pines!

The park includes 21.2 acres and is dedicated to the memory of Guyte P. McCord, who served as mayor, city commissioner, and city attorney for Tallahassee. It is surrounded by the prestigious neighborhood of Betton Hills.

One of the park's unique features is its sculpture garden, created by renowned local artist W. Stanley "Sandy" Proctor. Check out these bronze sculptures of children at play, animals, and even a Komodo dragon. Proctor, a Tallahassee native, has received numerous awards for his work, including the National Sculpture Society's highest award for traditional realism.

McCord Park also offers a variety of amenities, including walking paths, picnic areas, a community garden, and a small pond. Please watch small children and dogs near the pond. Like many fresh bodies of water in Florida, it may contain alligators. It's a popular spot for picnicking, hiking, running, and even geocaching. If you bring your furry friends, please keep them on a leash.

This park, like many of the Tallahassee parks, offers a serene environment and unique artistic touches. This hidden gem in Tallahassee offers residents and visitors a peaceful retreat from the hustle and bustle of our small-city life. Come by and check it out!

Let's take a look at Apalachee Ridge neighborhood in the southeast side of Tallahassee, Florida.

The houses were built between the 1950s and into the 1990s. The average house size in the past two years is just over 1,200 square feet. The average price point for homes sold between January 2023 and September 2024 was $150.18.

The median sales price of those sold was $183,750. This is a hot market, and when these homes hit the market, they have had multiple offers in many cases. If you are considering selling your home in Tallahassee, I would love to chat with you!
