| Harbour Island Athletic Club - Update |

Lifetime Fitness crews have been spotted at the Harbour Island Athletic Facility discussing remodeling of the gym. After last month's debacle of the announcement that Harbour Island's Athletic Facility would be closing its doors, it seems that a new gym concept is in the works.

• Many were upset upon hearing the news as the club's members stated it was one of the most efficient gyms in the City. A development proposal came about that showed the City Council what could be built on the site.

• However, it seems that the owners of the building have shopped the property to more fitness concepts. No, it is not your Equinox that you are looking for; however Lifetime has made strides to be an exclusive luxury athletic country club. We'll wait to see...

| Small Giant Bar + Wine on Water - Water Street Tampa |

Water Street Tampa is seriously becoming an activated City! The ground floor of the highrise buildings in Phase I are creating buzz as signage goes up and restaurant spaces begin soft openings. Walking by today, one would start to realize that Cru Hospitality’s Wine on Water and Small Giant Bar are in preparation to be next! 

• Wallpaper is officially coming down as the interiors of two new Water Street Tampa concepts are shown. Wine on Water, the modern neighborhood wine and liquor shop will host over 500 selections. Outdoor seating in the wine garden will offer guests an area to take in the scenery along with the rotating by-the-glass list. The shop also offers an extensive series of educational classes and tastings throughout the year. 

• Small Giant Bar will  be a staple in the District due to being essentially the first bar offering bar food along the Water St. corridor. The owners define the concept as a feisty dedication to elevated food and real service, opening to celebrate everyday miracles! Everyone welcome Small Giant Bar and Wine on Water!!!

Do not sleep on the Encore District; what you see today will not be what you see tomorrow. The price has increased within the 40-acre district as developers KIRAN REIF (Patel Family Foundation), and Aureate Group closed on Lot 5. The entity paid a total of $8.23MM for the 1-acre site.

• The Tampa Housing Authority was the grantor in the land deal, with City National Bank of Florida providing a $4.12MM mortgage loan. The 213-unit residential mixed-use will include micro condo units that will become available at an approachable price.

• The 19-story Muse will become a valuable play for everyone wanting to live within walking distance of Water Street, Gas Worx, Downtown Tampa, and soon Ybor Harbor. Encore legit sits in the middle of Tampa’s central districts. A five-minute car ride or 15-minute walk will land you on the Riverwalk and The Heights/Armature Works.

• A 28-story mixed-use luxury apartment development will also surround the residents, 22-story luxury mixed-use apartment development, and 300 market rate units spanning a high-rise apartment building. Coming with those private developments are nearly 100,000 sq.ft of retail.

| EDITION Penthouse Condo Record - Tampa, FL |

A new condo sale record has officially occurred at the Edition Hotel & Residences at Water Street Tampa. By nonother than the masterplan’s developers, Jeff Vinik & Peggy Vinik. The penthouse unit on the 26th floor closed at a record-shattering $8.34MM.

• Marking the highest-priced condo to close in the Tampa Bay region. The penthouse, which wraps around the entire top floor of the Edition provides 360 degree views of the city and waterways.

• The building held the record for the highest-priced condo to close in Tampa Bay previous to this deal. Ritz Carlton Residences Bayshore leads with the pre-sale of the +/-$11MM grand penthouse. However, that unit does not close until the building is complete and the keys are turned over to the new owner.

• Edition Hotel and Residences has become a staple in the City. The building hosts 37 limited-edition condos, seven food and beverage concepts, and 172 guest rooms.

With the TampaTomorrow platform one of the most entertaining things to do are direct message brands. Brands that we would want to see debut in Tampa one day, sometimes we receive negative and positive responses… Most times no response at all 🤣.

We thought it would be cool to share some of the brands we would like to see make it to this market. To gather your thoughts on these brands and not only that maybe help us find a way to get them here! 🤷

1. Equinox Fitness - An American luxury fitness company. With Related Group in town will Related Companies follow? If they show up will an Equinox not be too far behind?
2. Pura Vida - A healthy food option found on nearly every corner in Miami! The brand would instantly become a staple in the Tampa market.
3. TAO Asian Bistro & Nightclub - A dynamic two leveled space with a restaurant and night club concept. Asian-fare would be the cuisine type and an upscale location could become a destination.
4. Catch Steak - A NY-based steakhouse with the best ambiance that includes good music, good food, and good people!
5. In-N-Out Burger - We all love fast food (every now and then), Ron DeSantis attempted to recruit In-N-Out. It was somewhat of a no-go so we’re back to finish the job!
6. Starbucks Reserve - A series of premium cafes and roasteries sell rarer, higher-quality coffees that are more carefully selected than traditional Starbucks.
7. Google - We would all love nothing more than to see a major technology or Fortune 10 company hang their hat in Tampa.
8. SoHo House - With member clubs across Europe, North America, and Asia. SoHo House provides restaurants, cinemas, workspaces, spas, and bedrooms. A Tampa location is necessary!
9. 1Hotels - A sustainable-designed luxury hotel brand is expanding across the US and hitting key growth cities. Including Nashville, Brooklyn Bridge, and South Beach a Tampa location would be prime!

Hello! Yes, we are back like we never left! The Rays and the City of Tampa have responded to the decision of Mayor Welch on the St. Pete Tropicana Field Redevelopment. Essentially Tampa leaders, including our Mayor Jane Castor, have stated the conversation is not over yet! The Rays have now come out to say they're not fully committed to St. Pete either. 

• One of the big questions on the table for the public is how this stadium will be funded. Honestly, it looks like that is a question for the leaders on both sides of the bridge. As the Rays have now stated that Welch's decision is a step in the right direction; however, a lot is still left to be ironed out. 

• Options are laid out now for the Rays on the St. Pete side and the Tampa side. They wanted a certain amount of land given to them; they have now received it on both sides. Now it is about which area is willing to provide them with the most for their team to move forward.

After 15 years of debates, the Tampa Bay Rays look to stay in St. Petersburg after all! Today Mayor Welch chose the development team Hines real estate services to redevelop the Tropicana Field and the Tampa Bay Rays baseball team. 

• The 7M square foot development consists of 86 Acres, 5,700 multifamily units, 850 units of workforce/affordable housing, 1.4M square feet of office space, 300,000 square feet of retail space, a 700-room hotel, 600 senior living residences, and a 2,500 person entertainment venue.

• This redevelopment will change the entire City of St. Pete and soon will become one of the nation’s most significant development projects. Over generations, it will change the layout of Tampa Bay as a whole. What does that now mean for the Rays/Tampa situation? Honestly, there may no longer be a situation after today’s decision! Darryl Shaw also recently released plans for Ybor Harbor that did not include the stadium. This was after the same site had renderings of a stadium on the 33-acre property... We wait for more details.

Embarc Collective was recognized as a global Top Challenger incubation program by UBI Global World Rankings 2021-2022. The 501c3 nonprofit helps Tampa Bay’s startup talent build bold, scalable, thriving companies. Embarc supports nearly 150 tech and tech-enabled startups and is marked as Florida’s fastest-growing startup hub. 

• In a quiet 1-story masonry building on the outskirts of Water Street, the Collective is making an impact. The state-of-the-art facility spans 32,000 square feet, housing account managers, business strategy coaches, and function-specific coaches. 

• The benchmark study assessed 1,895 programs, received 356 applications, and ultimately 109 programs. Only 41 organizations made the Top Performer Challenger rankings, and Tampa’s Embarc Collective was one of them!

We want to document this moment just in case the timelines cause confusion to big media. Yesterday (1/19), during the evening, messages began rolling in from many TampaTomorrow Fam… They included letters from the Harbour Island Athletic Club management team. In the announcement, they reflected on good times and stated what would be for them bad times ahead.

• “Unfortunately, the Landlord has now decided to take the property back. Therefore, we must close the club’s doors permanently on Tuesday, February 28th,” - wrote the club. It is unfortunate to see a local Tampa business leave. However, we hope their company finds a way to continue to serve the community.

• Regarding the location, one would immediately think, “surrounded by water on all sides, nearly 7 acres of land, and within a growing market,” all factors that make the site ripe for development. The site already has its entitlements and, therefore will not have to appear in front of the City Council or receive approvals from the City.

• On-site, a developer if they were to scoop up the property, could build nearly 1,500 units, almost 180,000 square feet of commercial, 251 hotel rooms, and 515,000 Sf of office space.

• It will be fascinating to see the reactions of Harbour Island residents who live behind the gate. They have fought tooth and nail to stop a local developer from building a 10-floor hotel. Something tells us if developed, this site will be one they cannot control very quickly and will be many more floors than 10.
