Downtown Tampa’s next major waterfront district is officially moving forward.

Related Group will break ground June 17 on Manor Riverwalk, a 24-story apartment tower planned for the west bank of the Hillsborough River.

The tower will include 369 apartments and an elevated amenity deck spanning nearly half an acre, becoming the first of five planned towers in Related’s 6-acre Riverwalk District.

The larger project is expected to include three rental towers, one condo tower, a boutique apartment building, 37,000 square feet of street-level retail, an 805-space parking garage, boat slips, a kayak launch, a Riverwalk underpass, and a direct connection to the West Riverwalk Expansion.

Related also plans to rework Parker Street into a pedestrian-friendly woonerf with about 18,000 square feet of ground-floor retail, strengthening the link between downtown Tampa, Hyde Park, the University of Tampa, and the Riverwalk.

Instead, the rain transformed the location into exactly what the story needed, turning a planned special effects setup into a real swamp and creating a scene the crew could never have replicated on their own.

We discuss the challenges of adapting A Land Remembered, why Florida’s history deserves a national audience, and how independent filmmaking is creating new opportunities to produce major projects outside of Hollywood.
