Hows this job look? Westlake Tile Seal

Had a bunch of different quotes to replace the underlayment with tile seal and went with someone who was middle ground and didn’t have the fancy truck, slicked back hair, and smooth talk. Cost was around $6500 on the west coast. Other estimates came in at $4k, $5k, $9k, $12k, $14k, and $33k. On the lower end they were just using much cheaper underlayment intended for shingles.

They also replaced the flashings, drip metal, added mastic, and other things.

Is there anything else you would look for or ask?

Insurance won’t approve sheathing, that was rotted, when code coverage says “non nailable service”. I installed a roof this week, and am having some push back from the State Farm adjuster saying, that code coverage only emplies, whenever an upgrade is needed and something wasn’t there.

Could I have some help with how I could get this covered so I’m not through another 1000$ at the homeowner.

Old sheathing left on full roof replacement. Just purchased a home whose roof was in horrendous shape. The calculus I used in placing an offer accounted for a full roof replacement. Today a contractor performed that work. When I went to inspect said work, I realized that they put the OSB sheathing over the old rotting sheathing. In previous communications (recorded by email) I informed the estimator that all sheathing would need to be replaced and he gave me an estimate for what a full sheathing replacement would cost based on the sq ft replacement cost outlined in my signed contract. When I questioned the crew I was informed that this is common practice. I realize that sometimes new sheathing is put over old sheathing to save time. I would have gladly had this conversation with them before they elected to do this and told them no, but that conversation never happened. My primary concern is that the old sheathing was wet (it had rained the previous 5 days of the week) and that will cause a litany of problems in the future. When I spoke to the foreman he was trying to offer discounts but I honestly feel that the work done does not match what I had communicated I wanted done. What actions should I be considering here?

Is this dry rot? Had cracked chimney caps that was causing leaking and we recapped it and added some water proofing. The attic is currently drying out and we are working with a mold remediation company to seal the affected wood. They are recommending Tim-Bor professional be used once the wood is dry and the mold removed. I’m looking at some of the white spots and worrying about whether it is dry rot or not. I’ve been doing research on it and it sounds like it is white/grey and can look like cobwebs. Now I’m nervous that every cobweb I see is dry rot. Am I over reacting?

Could someone help me identify where this water damage is. I was having a project done that wasn’t even supposed to involve tearing up my roof and the contractor sent me these photos saying that there is water damage. This roof was installed 2 years ago. To me all but a piece of plywood looks fine.

I'm not a roofing professional and it's always tough determining and my knowledge of homes is pretty limited. Looking for some additional advice.

Removed ridge caps and found this. Any issue with having >1.5" gap for ShingleVent II? Left side opens 2" from center - should I just add a 1.25" strip of plywood?

Old owners had an aluminum ridge vent that was undersized and in bad condition. I removed it and am replacing it with a longer length of ShingleVent II. Funnily, there was almost no gap in the plywood below the aluminum vent, but there was this rather large gap under some ridge caps next to it.

Plywood under shingles cracked

How serious is this crack in the plywood?

Back story: 2 years back I had storm damage and had a contractor fix my roof, this week I removed all the drywall from my garage including the ceiling and I found this crack in the plywood where tree actually hit the roof. But it's not leaking nor do I see water damage. From the outside the shingles look fine like nothing ever happened.

Replace Roof Sheathing? Looking for advice - we have gotten three quotes for replacing our asphalt shingle roof but are having trouble comparing them due to different recommendations for the scope of work. Bid #1 looked in our attic and suggested we would need quite a few plywood pieces replaced due to water damage. Bid #2 did not look in the attic, said plywood would be replaced as needed and implied you can’t really tell until the shingles are off. Bid #3 looked in the attic and noted major ventilation problems (including the vents and baffles being filled with insulation, which is true) and said there’s significant water damage and all the plywood needs to be replaced because of the damage and because it’s 3/8, not fire retardant and has no h clips. Obviously they have come out very different in price. We want the best value and are happy to pay for whatever work is necessary, but don’t want to do more than that. What would you do in this situation?
