there were only a handful of us in the entire country actually closing them.

Fast-forward to today…

Except they’re not. And it’s costing people time, money, and their entire build.

A lot of these companies are GREAT at traditional cookie-cutter mortgages…

1️⃣ You CAN build a barndominium with VA, FHA, or Conventional OTC loans

Yes — 100% financing options for eligible VA borrowers.
Yes — FHA & Conventional allow them too (with the right builder & plans).

2️⃣ Your land equity can cover down payment requirements

But NO — land equity does not reduce your cost to build.
(Labor & materials cost what they cost.)

3️⃣ Your builder MUST be approved by the lender

(But a great builder is not the same as a lender-approved builder)

4️⃣ Your design, plans, and specs must meet lending & appraisal guidelines

Not every metal building qualifies.
Not every floor plan is acceptable.
