It was a year of growth!

2025 was a year of challenges!

I took a leap of faith and decided (once again) to build it better myself.

And (once again) it paid off.

It was difficult leaving some comforts behind, and actually going a couple months without funding a loan. We didn’t just move Guerrilla Home Loans and build it back better, but we’ve built an entire construction lending division in the process.

And I’m confident that we’ve built the best construction lending program in the nation!

I’m beyond grateful for my staff that has put so much trust in me and truly become my extended family.

🏗️ VA One-Time Close Construction — Tennessee 🇺🇸

This one came to me through a referral from another loan originator — someone who had helped this family in the past but didn’t have access to VA One-Time Close construction loans through their own company.

The borrower had recently moved to Tennessee and purchased a home using their VA benefits. Not long after, their adult children followed… and suddenly the house was full.

Instead of selling, they got creative.

They surveyed off one acre from land they already owned and decided to build a second home. When they move into the new house, their kids will stay in the original home — a long-term plan that made sense for everyone involved.

That kind of strategy only works when the financing is structured correctly.

The loan is now closed and funded, and construction is underway with Summertown Construction LLC is handling the build.

This is exactly what VA construction lending is meant for — flexibility, smart planning, and helping veteran families build for the future without unnecessary obstacles.

🏗️ VA One-Time Close — Tennessee 🇺🇸

This one landed on our desk just before Thanksgiving after this Army veteran borrower had already been through three different lenders trying to get this project closed.

The issue?
The most recent lender was requesting unnecessary and excessive documentation from the builder, things that had nothing to do with mortgage or construction guidelines.

The builder knew better and referred the file to us.

Once we stepped in, the noise stopped:
• Builder requirements were streamlined
• VA guidelines were followed correctly
• The loan moved forward without delay

The borrower’s realtor, Bianca Barry ABR, MRP - Coldwell Banker Realty represented the transaction with ease and Summertown Metals will build this custom barndominium with the precision and efficiency they’re known for.

And the loan is now closed and funded ✅
