🏡 Sometimes, Buying is Better than Building
Back in January 2023, this family first called Sal looking for an FHA One-Time Close Construction Loan.
Since then, they’ve been through challenge after challenge. Eventually, they found the builder they thought was perfect to bring their vision to life, and recently contacted us again for some help.
Keeping a long story short, here’s what happened;
👉 Their builder’s preferred lender couldn’t close the loan
👉 We rebuilt the file and were ready to close, but the builder refused to provide final documents
👉 Eventually, the builder backed out, leaving the family back at square one
Instead of giving up, they shifted gears. They found a beautiful existing home listed for sale, and they fell in love with it.
Here’s how we made it work:
✅ Structured the purchase with a zero-interest forgivable down payment assistance since their cash was tied up in land prep
✅ Their realtor (Dominick Konsulis) did an incredible job selling their lot before closing
✅ Since they profited from the sale of their land, we removed the down payment assistance and lowered their interest rate right before locking their loan.
Now? They’re finally in the home they wanted, and they didn’t have to wait another year for it to be built.
