🏡 FHA One-Time Close Construction Loan – Closed & Funded in Alabama🏡

This one was a true rescue.

These borrowers were building with Summertown Metals and had originally been working with a large national retail lender. Right before closing, without reason, that lender suddenly decided they would not validate the builder.

The borrowers tried two more local lenders after that, but neither could offer an FHA construction loan to get them approved.

Then they found us.

We rebuilt the file, got them approved for an FHA One-Time Close construction loan, and helped them move forward with the home they had been planning all along.

They purchased their land from a family member, brought only the minimum FHA required down payment of 3.5% to closing, and we were able to wrap everything else into the loan.

Now they’re officially underway building their new home.

Stories like this are exactly why we tell people not to give up after one lender says no. Sometimes all you need is a team that understands construction lending and knows how to put the pieces together.
