Unboxing day!! 📦✨ Y’all, look what just arrived… my Ultimate Sourdough Baking Kit! 🍞

This thing came with EVERYTHING — from bannetons and stencils to a baking sling and even a starter jar. Basically, no excuses now… I have to learn how to bake the bread. 😂

I cannot wait to dive in and see if I can keep this starter alive long enough to get that golden, crusty loaf. Who here has tried sourdough before? Drop your tips, tricks, and favorite recipes in the comments — I’m gonna need them! 👩🏼‍🍳

Here’s what’s happening across Bryan, Chatham & Effingham Counties:

✨ Median Sales Price: $328,990
✨ Median Days on Market: 48
✨ Months of Inventory: 4.89

🔎 What the numbers are telling us:
• Compared to August 2024, the median sales price is down slightly (about 1.8%).
• From just last month (July 2025), the median sales price dipped about 3.2%.
• With nearly 5 months of inventory, we’re leaning toward a balanced market—where neither buyers nor sellers have a strong upper hand.

💡 What this means for you:
• Buyers → More negotiating power and more homes to choose from.
• Sellers → Homes are still moving in under 2 months on average, but pricing and presentation are key to standing out.

🚨 PARENTS OF TEEN DRIVERS — READ THIS! 🚨

Just because your teen turns 18 does NOT mean they automatically get their full (Class C) license in Georgia. 😳 I double-checked with a local officer to be sure!

Even at 18, they’re still bound by all the Class D license restrictions until they officially upgrade to a Class C.

✅ The good news? We were able to upgrade online — quick and easy.

📢 Tag another parent with a driver over 18 who might not know this!

Here’s a quick reminder of those Class D rules:
🚗 No driving between 12 AM and 5 AM — no exceptions
🚗 First 6 months: no passengers unless they’re immediate family
🚗 Next 6 months: only one passenger under 21 (not family)
🚗 After 12 months: up to three passengers under 21 (not family)
🚗 Must be violation-free for a full year before applying for Class C

Don’t assume they’re in the clear just because they hit 18. Make sure their license is officially upgraded! 👍
