Don't trust the Zillow Zestimate, here's why...
Data shows that the median error rate for homes on the market is about 2.4% (that's not bad), but the rate of error for homes off market is 7.5%. This means they are relying on a real estate agents list price to hone in on the accuracy.
Additionally, do you remember the Zillow Offers program a few years ago? They lost $880 million dollars flipping houses based on their own pricing estimates. That will make you want to trust their accuracy.
Below is an example of our home's estimate. There's a lot of data in our neighborhood, and the homes are newer (10-18 years old), so it should be really easy to value. Based on the recent comparable sales I think our home would be about $555,000. So our home is almost 9% off.
