A common real estate question I hear all the time:

“Why is the house listed at $300,000 when the tax value says it’s only $220,000?”

Let me help explain!

Tax value is used by the county to determine property taxes.

Market value is what the market says the property is worth based on things like recent sales, location, condition, size, updates, and what buyers are currently willing to pay.

That’s why you can have a house with a $200,000 tax value that sells for $275,000—or a $300,000 tax value that sells for $250,000.

Real estate isn’t quite as simple as looking at one number. 😉

That’s why comparable sales and current market conditions matter so much when determining a home’s value.
