New gyms are opening all over the DMV, and that’s not random.

Across DC, Maryland, and Northern Virginia, gym culture is growing fast, especially with Gen Z and Millennials. Industry data shows younger generations now make up the largest share of gym memberships in the U.S., and at the same time, they’re drinking less and prioritizing health, discipline, and community.

Locally, you can see this with what people call the “DMV Iron effect.” When one gym does things the right way, it raises the standard for everyone else. Better equipment, better atmosphere, better branding. Competition forces improvement.

From a real estate perspective, this actually matters. Gyms don’t expand unless there’s demand. Population growth, disposable income, and lifestyle preferences all play a role in where people choose to live.

When fitness culture grows, development usually follows.

A D.C. landlord has been hit with a massive $41 million judgment after a court ruled that living conditions at the Marbury Plaza apartments were “uninhabitable.” According to WTOP, the decision includes $30 million awarded to tenants and another $11 million in penalties paid to the District.

Residents described years of leaks, mold, broken elevators, pest infestations, and safety hazards. The lawsuit argued the owner failed to meet basic housing standards — and the court agreed, marking one of the largest tenant-rights judgments D.C. has seen in years.

Most people think Virginia controls our toll lanes. But the truth is more complicated. Northern Virginia’s express lanes are operated by Transurban, an Australian company that built the lanes through long-term public-private partnerships. That means Transurban controls the toll system, runs the algorithm that sets prices, and collects most of the revenue.

Virginia does get a share, but the toll money you pay often ends up in foreign earnings reports. And because the toll system is dynamic and uncapped, prices can shoot up during heavy traffic with almost no limit.

The original goal was to reduce congestion when the state did not have the funds to widen highways. But today many drivers wonder if the system is fair or if the region has become too dependent on tolling.
