🚨 Major Victory: Trigger Leads Severely Restricted!

Great news for homebuyers and mortgage professionals!

On Saturday evening, the U.S. Senate unanimously passed the Homebuyers Privacy Protection Act, a long-awaited win in the fight against unwanted solicitation. Once signed by President Trump, the law will take effect in six months, helping protect consumers from the flood of calls, texts, and emails that often begin immediately after applying for a mortgage.

Under the new law, trigger leads will only be allowed in very limited circumstances, and only if the third party can certify one of the following:

✅ The consumer explicitly consents to receive these solicitations
✅ The third party originated the consumer’s current mortgage
✅ The third party is the servicer of the current mortgage
✅ The third party is a bank or credit union that holds a current account for the consumer

This is a huge milestone for privacy rights and a major step forward in protecting borrowers from predatory practices. It’s been years in the making—and it’s finally here.
