☀️ Summer Bucket List Memories ☀️

As a busy Realtor and working mom here in South Lake Tahoe, Summers can feel like a juggling act. With my kids in daycare and camps, I wanted to make sure they still had an exciting vacation filled with memories they’ll cherish. So this year, we created a Summer Bucket List—simple, fun activities we could check off together in between work and busy schedules.

From lake days and hikes to ice cream stops and farmers markets, we made the most of every chance to enjoy each other’s company. 💛 Even though I was busy working, we still built those special moments that make childhood magical.

Mullets are BACK...and for the record, so are home inspections, seller credits, and price reductions. Let's be honest, the housing market is shifting just as quickly as fashion this year.

The reality is that, especially with higher interest rates, buyers have way more leverage to negotiate than they did just a few months ago!

Make sure to work with an experienced agent who can give you all the options -- from buying down rates to negotiating tactics -- to get the home you want.

Big picture? The house & the location are the only constants in real estate. If you can actually get the home you want here in South Lake Tahoe, that's the biggest win of all.

Maybe don't trust me on fashion advice, but you can trust me with real estate advice.

Not everything in life is about money.

Buckle up, ladies and gentlemen, I'm about to go on a rant! I don't mean to offend anybody, but I'm going to say what needs to be said: we need to stop pretending that buying a house and investing in the stock market are the same thing. They are not.

I'll explain what I mean here, then I'll share 4 specific takeaways. 👇

For years, real estate agents have been reminding people of the importance of building equity rather than renting. This is still true.

HOWEVER, there is one important difference: the house you live in is a consumption decision. It's not an "investment." The purpose of your home is to enjoy it! It has practical value, regardless of whether it goes up in value or not.

It's like the car you drive: technically, it's an asset, but no one buys a car because they think it'll increase in value. They buy a car because they need reliable transportation. Some people buy more expensive cars than other people do, because they are willing to spend more money. However, we all agree our cars are not an "investment."

Your house is the same thing.

The problem today is that too many people are trying to apply "investing wisdom" towards buying a house for their family. They're trying to time the market. But this is not an apples to apples comparison.

The purpose of stocks is to grow in value over time. The only reason you buy stocks is to make money. That's very different from the reason you buy a house! The purpose of a house is to be lived in. If it goes up in value, great. If it doesn't, that's okay too. The memories you make are the dividends that matter.

THEREFORE,
1) Thou shalt not buy a house you hate just because it's "a better deal" than another house
2) Thou shalt not sell a house you love living in just because someone offers you a lot of money
3) Thou shalt not move just because you find a great deal
4) Thou shalt not assume that your house will automatically increase in value over time

It might, it might not. Focus on the memories you make there. Not everything in life is financial.

It's better to spend 20 years living in a house that brings you joy in a neighborhood you love… than to live in a house you hate in a neighborhood that bores you. I promise you that the house going up or down in value will not change your mind. Some things in life are more important than money.

Tbh, this is why I've talked some people OUT of selling their house the past few years, even though I would've made a commission and they would've made a lot of money at closing. Not everything in life is about money! Real estate included.

I received a call out of the blue from Kate. She shared that she felt drawn to South Lake Tahoe to be closer to her family. She asked if I could help her make that move.

We met the following week to begin the search. Amazingly, the very first home we toured stole her heart. It had been on the market for just over three months, and we quickly submitted an offer. But unbeknownst to us, another offer had just come in, and we were outbid.

It was a tough blow, but I encouraged Kate not to lose hope. Over the next few weeks, we toured about 15 more homes, but none were quite right. Then, on Easter weekend, I scheduled four additional showings. While we were out touring, a brand-new listing hit the market. Within 15 minutes, we were inside. Not long after, we submitted an offer.

This one was it.

Looking back, Kate told me she was thankful that first home didn’t work out. During the inspection period on the new house, we uncovered significant issues that had gone unnoticed in the initial walkthrough. I negotiated with the listing agent, and we were able to have every major repair taken care of before closing.

Once the home was officially hers, I helped her coordinate with some of the amazing tradespeople here in the area. They installed new flooring, completely renovated the kitchen, and upgraded all the appliances. Everything finished within two weeks, so she could move into a fresh, welcoming space.

Today, Kate is happily settled, surrounded by family, and beginning a new chapter filled with comfort and connection.

This weekend is the Day in Paradise Duck Races for the South Lake Tahoe Optimist Club!

My kids have been talking about the duck races nonstop this week. They are very confident that our duck will win. (Me too!)
