‼️Tidewell Community we need your help‼️

Today we had to pack up shop and permanently relocate. We were given any notice. We do not have an alternative location at this time, so we are calling on our community to help us find a new location to continue serving the craft coffee you know and love. We want to thank for allowing us to utilize their space for these last few months. We greatly appreciate the hospitality they’ve shown us and we know if it was up to them we’d still be in San Elijo. Please feel free to send any leads you may have.

With love,
Ephraim, Alec, and Kennedy

San Elijo Hills Market Update — January 2026
📊 Home Prices
In January 2026, the average sales price for detached homes in San Elijo Hills was $1,101,500.
🏡 Sales Activity
4 homes closed escrow
14 active listings currently on the market
5 homes in escrow awaiting closing
💰 Sales Price vs. List Price
Homes sold for an average of 97.9% of list price, showing sellers are still achieving offers close to asking.
⏱ Days on Market & Price Per Square Foot
Average days on market increased to 70 days
Average price per square foot dipped slightly to $541
🔍 What This Means for Buyers & Sellers
The San Elijo Hills market is settling into a more balanced phase. Prices remain strong, but longer days on market and a slight softening in price per square foot give buyers more time and leverage than we’ve seen in recent years.
Sellers who price correctly and present their homes well are still seeing solid results, while overpricing is more likely to lead to extended market time. Buyers benefit from patience, careful due diligence, and well-structured offers rather than rushed decisions.

San Marcos’ new e-bike safety law is now in effect! Riders under 12 are not allowed to operate Class 1 or Class 2 e-bikes, and parents can also be held responsible.🚲

This update is part of our Ride Right safety campaign, which is all about keeping kids and pedestrians safe. The City is focusing on education first, with pop-up events, school partnerships, safety trainings, and new signage in busy areas. The goal is voluntary compliance through awareness.

We’re teaming up with San Marcos Unified School District and the Sheriff’s Department to offer more e-bike safety workshops and hands-on training. More details coming soon! Learn more: sanmarcosca.gov/news. 🚲💛
