When it comes to buying a home, especially for first-time home buyers, understanding the mortgage process is key. As the largest group of home buyers today, first-time home buyers often feel overwhelmed, unsure of where to start.

Many of my clients are renters eager to purchase their first home but don’t know the necessary steps. That's where I come in. I’m Kurt Rogers, Managing Broker at Affordable Interest Mortgage, and I’ve been in the customer satisfaction business since 1977. My goal is to simplify this process for you.

The Home-Buying Process - Where to Begin:
I always encourage clients to explore homes online on platforms like Zillow. Browsing listings helps you identify what you like, understand pricing, and see what your budget can get you. This step is eye-opening and informative, setting the stage for smarter decisions. However, before you fall in love with your dream home, there's a crucial financial step to take: getting pre-approved for a mortgage.

Pre-Approval vs. Pre-Qualified: What’s the Difference?
While these terms are often used interchangeably, they mean very different things in the mortgage world:

Pre-Qualified Letter: This is a basic estimate of how much you might be able to borrow based on self-reported information. It doesn’t involve a thorough review of your financials, which means it holds little weight when you’re ready to make an offer.

Pre-Approval Letter: This is a game-changer. It involves a detailed review of your financial documents, credit score, income, and debts. A pre-approval letter shows sellers you are a serious, qualified buyer. It’s typically valid for 90 days, giving you a clear picture of your budget and increasing your credibility in a competitive market. I have helped hundreds of first time home buyers with the Pre-Approval process.

Why Pre-Approval Matters:
Getting pre-approved sets you apart from other buyers. Sellers prefer offers backed by pre-approval because it means fewer surprises during the closing process. It also helps you shop confidently, knowing exactly how much house you can afford.

Know Your Credit Score:
Understanding your credit score is another critical step. Your score affects the interest rates you’ll qualify for, which can save (or cost) you thousands over the life of your loan. I’m not a credit repair company but I can certainly help provide you with some tips and guidance on how to improve your score if needed.
