On this week’s edition of Medicare & More, Host Scott Whatley welcomed Jim Garey, Owner of The Silver Sherpa Inc., for an important conversation about the value of attending a free Medicare Educational Workshop.

On this week’s 5/26/26 edition of Your Money Matters, I sat down with Kurt Rogers, Managing Broker of Affordable Interest Mortgage - Powered By IMB, and we spent the show time talking about one of the biggest opportunities in today’s housing market, First-Time Home Buyers.

Kurt explained that more than 31% of today’s buyers are first-time buyers, and despite market shifts and changing interest rates, homeownership continues to be one of the strongest long-term wealth-building tools available.

During the conversation, Kurt broke down the many different loan options available today, including Conventional, FHA, VA, USDA, and Non-QM loans. He emphasized that there is no longer a “one-size-fits-all” mortgage solution and that buyers need to understand which program best aligns with their goals, budget, credit profile, and long-term plans.

We also discussed:
• Low down payment options, including Conventional loans with as little as 3% down
• FHA programs with more flexible credit and debt-to-income guidelines
• VA loans offering zero down for eligible veterans
• USDA loans for qualifying rural areas
• Non-QM solutions for self-employed borrowers using bank statements or asset income

Kurt also shared valuable information about Down Payment Assistance programs, explaining that there are thousands of programs available nationwide that many buyers do not even realize exist.

Another important takeaway from the show was the difference between a Pre-Qualification and a true Pre-Approval. Kurt stressed the importance of understanding your payment, APR, closing costs, and qualification guidelines before shopping for a home.
