Start with a plan. Target longer-DOM homes. Negotiate like it’s your superpower.

Here’s what to know if you’re buying soon:
➡️ You can lower your monthly payment by hundreds with an interest rate buydown
➡️ Seller concessions aren't uncommon right now and can be used to cover part of your closing costs (yes, really!)
➡️ You don’t need perfect credit - FHA loans allow scores in the high 500s/low-600s
➡️ A local lender can unlock grants & programs big banks don’t offer.

Proof it works: I helped first-time buyers in Littleton land a home $10K under list + $10K in seller concessions, then negotiated ~$40K in repairs/updates after inspection. Strategy > speed.

AND THAT'S A WRAP 🥳

Huge congrats to my clients on the recent sale of their home!

Last week marked the end of an era for my clients 🥹 They bought this beautiful home in Sloans Lake back in 2013, when Jodie was pregnant with there now 10 year old daughter 🥰

Fast forward to February of this year when I met Jodie & Dan. Two of the coolest people I've had the pleasure of getting to know over the past 7+ months. The first time I went over to their house to discuss potentially selling their amazing home, I knew we'd be fast friends.

After months of chatting almost every day, first helping them find their forever home, then getting to work on this home to get it listed and sold! Jodie & Dan listened to my recommendations and trusted me every step of the way.

We all worked tirelessly to get this home ready for its new owners. July and most of August were spent managing contractors & timelines, sourcing materials, helping with installs and monitoring the market all to ensure a smooth and successful sale. I learned A LOT and it was one of the most rewarding experiences to be so involved from day 1.

I couldn't be more thrilled for my clients - we went under contract the first weekend in a market where a lot of homes are sitting. I busted my butt on this one and proud is an understatement.

Helping clients and having a real impact on people's lives in such a big way is why I got into this business and what continues to fuel me day-in and day-out ❤️ S/O to Jodie, Dan and all my clients for making my job so dang rewarding 😘

UNDER CONTRACT 🤩

I meannnnn is this not the dreamiest mountain home you ever did see?!

I am absolutely over the moon for my clients - they landed their dream home in the dream location. This cutie is not only beautiful on the inside & out, but the views are truly unmatched.

I met with Kyle & Monica back in February to start talking about the process of buying their first home. Between then and now, they got engaged (!!!), are busy planning a wedding and as if that wasn't enough, are now buying their first home together 🥳🥳🥳

These two had originally planned to start looking next spring, but after revisiting their goals of homeownership and discussing the current market dynamics, they decided to jump in and take advantage of the fall market. And wow did it pay off 🙌

They had their hearts set on living in Evergreen, but broadened their search because they thought it would be next to impossible to find what they were looking for in Evergreen within their budget.

*cue the fall market where buyers have more options AND more negotiating power*
..AND we are under contract on for $120K UNDER the original list price (and well under their budget)!!! This was only made possible because from the start, they looked to me as their partner, they communicated open and honestly and ask questions at every step. We worked as a team, adjusted our game plan and made it happen 🙌🙌🙌

I couldn't be happier for these two and can't wait to see them make this house their own 🫶
