It’s possession day for one of my favourite properties I’ve had the pleasure of being part of. 🤍

To my wonderful client — I hope the sunsets drag on a little longer while you sit on your deck, listening to the birds and taking in the place you now get to call home.

Being part of these moments in people’s lives absolutely lights me up. There’s so much more to buying a home than keys and paperwork. It’s getting to see someone step into a place that fits the life they’ve been working toward — and I feel incredibly lucky to have a small part in that.

And a little appreciation for Shaun with RE/MAX, the listing agent. Having someone on the other side of a transaction who is friendly, professional, responsive and genuinely great to work alongside makes this business that much more enjoyable.

Congratulations to your sellers, Shaun, and a very big congratulations to my buyer.

Having a REALTOR® involved doesn’t always mean they’re representing you.

In Alberta, there’s a difference between being a client and a customer in a real estate transaction.

When you’re represented as a client, your agent has agency duties to you — including protecting your confidential information, providing advice, advocating for your interests and negotiating on your behalf.

Because finding the house is only one part of buying it.

Understanding the numbers, asking the right questions, recognizing potential concerns and having someone firmly in your corner when it’s time to negotiate? That’s where good representation really matters.

Sellers live in their homes. Buyers inspect them.

And that difference matters.

After a while, you stop seeing the scuffed baseboard, the crowded countertop, the burnt-out bulb or the project you’ve been meaning to finish since… well, forever.

A buyer walks in and sees it all for the first time.

The good news? Getting your home ready to sell doesn’t necessarily mean renovating or spending a small fortune.

Sometimes it’s knowing what to edit, what to fix, what to clean up — and what to leave completely alone.

That’s one of my favourite parts of preparing a home for market: walking through with fresh eyes and figuring out where your effort (and money) will actually make a difference.

Buying a home costs more than the down payment — and some of the expenses that catch buyers off guard happen after they’ve already fallen in love with the house.

A recent CTV News article by Christopher Liew highlights some of the home-buying costs that are easy to underestimate:

**Closing costs**
Legal fees, title insurance, adjustments and other costs due around possession.

**Inspection + due diligence**
Spending a little upfront to understand what you’re buying can save you from a very expensive surprise later.

**The immediate “new homeowner” expenses**
Repairs, maintenance, tools, furnishings and all those little purchases that suddenly add up.

**Ongoing ownership costs**
Property taxes, insurance, utilities and regular maintenance need to fit comfortably into the budget too.

This is something I talk about with buyers early in the process.

The question shouldn't only be:

**“How much house can I qualify for?”**

It should also be:

**“What price point lets me comfortably own the house once I get the keys?”**

Especially for first-time buyers, keeping some breathing room in your budget can make the difference between enjoying your new home and feeling house-poor.

Most people assume my job is to help people sell their homes.

Sometimes my advice is to stay.

If moving won’t improve your lifestyle, your finances, or your long-term goals, selling isn’t always the right answer.

There are times when a renovation makes more sense than a move. Sometimes a different layout, a finished basement, or a backyard transformation solves the problem you’ve been feeling. Other times, the life you’re envisioning really does require a new address.

The goal isn’t to convince you to sell.

It’s to help you make the decision that’s right for you.

If you’ve been wondering whether it’s time to move—or whether your current home still has more to offer—I’d be happy to walk through the options with you. No pressure, no sales pitch, just an honest conversation.
